About The Position

Onni Capital is seeking a Property Tax Expert to join their team. This role is unique as it combines traditional property tax expertise with product development and commercial responsibilities. You will leverage your expertise to guide engineers in building AI-powered tools for property tax assessment and appeals, utilizing Onni's own portfolio as a proving ground. This is an opportunity to be a domain authority in a growing software company, with a focus on high ownership and low bureaucracy. The ideal candidate is a quick learner, takes initiative, enjoys solving ambiguous problems, and wants to help build something from the ground up.

Requirements

• Five or more years in property tax assessment and appeals, at a specialist consultancy, an assessment authority, an appraisal firm, or in-house at a large property owner.
• A track record of successful appeals with specific examples of arguments and savings delivered.
• Deep command of valuation methodology, including income, cost, and direct comparison approaches.
• Working knowledge of assessment legislation, appeal procedure, and evidence requirements in at least one major North American jurisdiction, with the ability to learn others.
• Experience across asset classes, particularly multifamily, commercial, and industrial.
• Genuine interest in technology and automation, and a willingness to spend time with a product team.
• Demonstrated ability to use modern AI tools in analytical work.
• Strong written communication skills for appeal submissions and client reporting.
• Comfort in front of clients, assessors, and appeal boards.
• Comfort working in a small, fast-moving team building a product that is still changing.
• High personal standards for accuracy, quality, ownership, and follow-through.

Nice To Haves

• AACI, MRICS, CMI, or equivalent professional designation.
• Multi-jurisdiction experience across Canada and the United States.
• Experience at a major property tax consultancy.
• Experience at an assessment authority.
• Experience with valuation modeling, data analysis, or assessment data systems.
• Experience building or specifying software as a subject matter expert.
• Existing relationships across the property owner and assessment community.

Responsibilities

• Review property assessments across residential, commercial, industrial, and mixed-use assets, identifying inaccuracies and reasons for appeal.
• Build and argue appeal cases, including comparable selection, income approach analysis, cost approach analysis, and market evidence.
• Represent clients and Onni entities through the appeal process, including negotiation with assessment authorities and hearings before appeal boards.
• Manage the appeal calendar across jurisdictions, tracking deadlines, filings, and evidence requirements.
• Quantify and report tax savings achieved for clients.
• Work directly with the product and engineering team to translate assessment methodology into product logic.
• Define output quality standards for the platform.
• Test the platform against real assessments and appeals, providing honest feedback on its performance.
• Prioritize the product roadmap from a practitioner's perspective.
• Advise on jurisdictional expansion, identifying target markets and their specific requirements.
• Support sales efforts, including demonstrations and prospect conversations.
• Onboard and support customers, providing training and ongoing advisory.
• Build relationships within the property tax and assessment community.
• Contribute to positioning and content that establishes Valorem's credibility in the market.
