About The Position

The Property Porter is responsible for maintaining the cleanliness, appearance, and overall upkeep of residential apartment communities. This role plays an important part in supporting resident satisfaction by ensuring common areas, building entrances, hallways, amenities, and property grounds are clean, safe, and welcoming. The Porter performs routine cleaning, trash and debris removal, light grounds maintenance, and seasonal upkeep while assisting the Site Manager and Maintenance team with day-to-day property needs. Responsibilities may include cleaning common areas, removing litter, maintaining building exteriors and shared spaces, assisting with unit turns, preparing vacant apartments, and supporting general property upkeep in accordance with company policies and procedures.

Requirements

  • High school diploma or equivalent required
  • Relevant experience in maintenance or a similar role preferred.
  • Strong mechanical and technical aptitude.
  • Basic computer skills for maintaining records and work orders.
  • Strong verbal and written communication skills for coordinating with tenants and the property management team.
  • Prior experience in property maintenance or facilities management preferred.
  • Dependability and adaptability to handle a variety of tasks and emergency situations.
  • Ability to walk, stand, and move around the property for extended periods, including climbing stairs and navigating various terrains
  • Ability to perform physically demanding tasks, including bending, lifting, pushing, pulling, and carrying heavy equipment and materials.
  • Ability to work in various environmental conditions, including indoor and outdoor settings, with exposure to extreme temperatures, dust, noise, and inclement weather.
  • Proficient in using tools and equipment safely, including hand and power tools, ladders, and safety gear.
  • Capability to respond to emergency situations that may require immediate physical intervention.
  • Strong problem-solving and critical thinking skills to assess and resolve maintenance and repair issues efficiently.
  • Attention to detail to ensure work is performed accurately and safely.
  • Ability to manage time effectively to prioritize tasks and meet deadlines for work orders and maintenance requests.
  • Capacity to handle high-pressure situations, such as emergency repairs and safety concerns, with a calm and focused approach.
  • Effective communication skills to interact with tenants, property management, and team members in a professional and empathetic manner.

Responsibilities

  • Perform landscape maintenance including mowing, edging, trimming, weed control, fertilization, leaf raking, and irrigation monitoring.
  • Assist the Site Manager in maintaining the overall cleanliness and appearance of the property.
  • Maintain property grounds, landscaping, parking lots, walkways, laundry rooms, and common areas to ensure they remain clean and free of debris at all times.
  • Remove trash, litter, and bulk items from property grounds and designated areas.
  • Support snow and ice removal efforts, including shoveling walkways, entrances, and high-traffic areas and applying appropriate de-icing materials.
  • Assist with cleaning and preparation of vacant units to support timely unit turns and rent-ready standards.
  • Perform routine cleaning of shared community spaces and amenities.
  • Maintain positive public relations with residents, guests, and vendors by conducting all activities in a professional and courteous manner.
  • Communicate observed maintenance needs, safety concerns, or property issues to the Property Manager.
  • Follow company safety practices and operational procedures.
  • Perform other duties as assigned.
  • Monitor and maintain overall property curb appeal and landscaping condition.
  • Monitor and maintain cleanliness and safety of sidewalks, parking areas, common spaces, and entrances.
  • Monitor and maintain proper irrigation operation and landscape health.
  • Monitor and maintain trash enclosures, laundry facilities, and shared community areas.
  • Monitor and maintain snow and ice conditions during winter months to maintain safe access throughout the property.
  • Monitor unit turn readiness by assisting with cleaning, debris removal, and preparation tasks.
  • Monitor identification and reporting of potential safety hazards or property concerns.
