About The Position

The Porter and Groundskeeper plays a vital role in maintaining the overall cleanliness, curb appeal, and functionality of multiple apartment communities within the portfolio. This position supports the on-site teams by ensuring all exterior areas, common spaces, and amenities are well-kept, safe, and inviting for residents and prospects. The ideal candidate is dependable, detail-oriented, and takes pride in maintaining high community standards while efficiently managing time across multiple sites.

Requirements

  • 1–2 years of experience in janitorial, custodial, landscaping, or property maintenance preferred.
  • Valid driver’s license and reliable transportation required.
  • Ability to lift 50 lbs., climb stairs, and work outdoors in varying weather conditions.
  • Strong attention to detail and time management skills.
  • Professional appearance and positive attitude.

Responsibilities

  • Maintain all exterior areas including sidewalks, parking lots, trash enclosures, mailrooms, and landscaped spaces.
  • Pick up and properly dispose of debris, litter, and pet waste daily.
  • Sweep and blow leaves, dirt, and debris from walkways, stairwells, and breezeways.
  • Empty trash receptacles and replace liners as needed.
  • Clean and maintain community amenities such as courtyards, BBQ areas, bike racks, and laundry rooms.
  • Maintain clean and orderly common areas, lobbies, and hallways.
  • Power wash entryways, patios, and other exterior surfaces as directed.
  • Spot-clean walls, doors, windows, and light fixtures.
  • Report any graffiti, vandalism, or safety hazards immediately to management.
  • Assist maintenance technicians with light tasks such as cleaning vacated units, hauling materials, or moving equipment.
  • Perform routine inspections and report property needs (lighting outages, leaks, irrigation issues, etc.).
  • Ensure tools, supplies, and equipment are properly maintained and stored.
  • Assist during turnovers or community projects as directed by the manager.
  • Follow assigned site rotation and schedule across multiple communities.
  • Maintain consistent communication with site teams and Regional/Property Manager regarding completed work and site conditions.
  • Represent the company professionally while working at any community.
