About The Position

The Property Manager is a business leader who focuses on resident customer service and manages operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. Manages the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals, and ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

Requirements

  • High school diploma or GED.
  • Minimum of one to two years' experience as a multi-family LIHTC property manager.
  • Working knowledge of OneSite or other property management software.
  • Reliable transportation, auto insurance, and a valid driver's license.
  • Proven ability to market properties.
  • Strong communication and customer service skills.
  • HUD/LIHTC Experience.

Nice To Haves

  • CAM, ARM, or CCRM certification.
  • Bilingual or multilingual skills.

Responsibilities

  • Manage day-to-day operations, including inspecting property, managing daily requirements, planning capital improvements, ensuring daily deposits and bookkeeping, compiling reports, responding to resident concerns, preparing move-in paperwork, operating the office professionally, inspecting make-ready apartments, and maintaining a resident renewal program.
  • Manage property maintenance with the assistance of the maintenance team, including managing repair requests, evaluating work order completion, maintaining compliance with permits, and monitoring utility usage.
  • Maintain and manage all financial responsibilities, including approving invoices, maintaining accurate records of property transactions, and completing variance and other reports.
  • Manage and monitor rental collection, ensuring timely collection and posting of rent and charges, providing proper legal notices for evictions, and assessing move-out conditions.
  • Manage property personnel by creating, mentoring, and managing a team, coordinating training programs, completing performance reviews, managing time off, submitting payroll, ensuring safety orientations and training, and reporting workers' compensation issues.
  • Manage, create, and monitor marketing activities, understanding market impacts on occupancy and income, assisting with marketing surveys, and supervising the leasing team.
  • Perform other duties as assigned or requested to support property operations.
