The Property Manager, also known as a Client Happiness Hero & Master of Multitasking, is responsible for assisting customers with renting units in-person, via phone, and through other advertising/marketing opportunities. This role enhances sales through rentals, insurance, and moving supplies. The Property Manager provides excellent customer service by identifying storage needs and offering solutions, guiding new customers through rental processes, and resolving issues professionally and positively. Key responsibilities include maintaining daily cleanliness and organization of the office, restrooms, grounds, and vacant units, keeping well-organized records, and performing minor maintenance tasks. The role also involves regular property inspections, shopping local competitors in-person and online to report information on rates and specials, and performing additional marketing functions. Additionally, the Property Manager monitors rates, specials, and revenue-related factors, performs daily administrative tasks such as handling cash, balancing receipts, pursuing collections, posting payments, processing daily bank deposits, and completing auctions according to policy and laws. If at a participating location, the role may involve assisting tenants with completing, processing, and returning rentals through programs like U-Haul, Penske, or company-owned rental truck services.
