About The Position

The Property Manager is responsible for the day-to-day management of a dynamic mixed-use portfolio within the Fort Worth Stockyards. This role oversees property operations, tenant relations, financial performance, and leasing support to ensure an exceptional guest and tenant experience while preserving the unique character and legacy of the district.

Requirements

  • 5+ years of property management experience, preferably in commercial, retail, or mixed-use environments.
  • Strong financial acumen, including budgeting, forecasting, and variance analysis.
  • Proven ability to manage multiple properties or a complex, high-traffic asset.
  • Excellent communication, negotiation, and relationship-building skills.
  • Strong organizational and problem-solving abilities with attention to detail.
  • Ability to work in a fast-paced, dynamic environment with changing priorities.
  • Proficiency in Yardi and Microsoft Office Suite.
  • Flexible schedule, including availability for evenings, weekends, and special events as needed.

Nice To Haves

  • Experience managing mixed-use developments, lifestyle centers, or entertainment districts.
  • Knowledge of the Fort Worth market, particularly the Stockyards or similar historic districts.
  • Professional designations such as CPM®, RPA®, or similar certifications.
  • Experience working in hospitality-driven or guest-experience-focused environments.

Responsibilities

  • Oversee daily operations of assigned properties, ensuring assets are maintained to the highest standards of quality, safety, and presentation.
  • Manage tenant relationships, including onboarding, communication, issue resolution, and lease compliance.
  • Partner with leasing to support occupancy goals, tenant mix strategy, and retention initiatives.
  • Support development of annual operating budgets; monitor financial performance, including variance reporting, forecasting, and expense control.
  • Review and approve invoices, contracts, and service agreements to ensure accuracy and alignment with budget.
  • Coordinate and oversee third-party vendors and contractors of assigned vendors and projects, ensuring service quality, compliance, and cost efficiency.
  • Conduct regular property and tenant inspections to ensure cleanliness, maintenance standards, and brand alignment across all spaces in coordination with Facilities Manager.
  • Ensure compliance with all local, state, and federal regulations, including safety, ADA, and risk management standards.
  • Collaborate with marketing, events, and operations teams to support activations, events, and overall guest experience within the Stockyards district.
  • Lead, mentor, and develop property management staff, fostering a culture of accountability, service excellence, and continuous improvement.
  • Respond to escalated tenant or guest concerns with professionalism and urgency, providing effective resolution.
  • Maintain accurate records, reports, and documentation related to property operations, leases, and compliance.
