About The Position

Howard Hanna Property Management is looking to add an additional Property Managers to their team. Under the direction of the Director of Property Management, the Property Manager’s job is to utilize knowledge and experience to effectively administer all aspects of leasing and maintenance of rental property. Duties include: procuring new business; marketing available units; maintaining healthy tenant relations; routine property inspections; and keeping accurate records.

Requirements

  • Must have valid Real Estate License in the state in which you manage property.
  • Must have valid Driver’s License and be in possession of a vehicle for daily use.
  • Proficiency in Microsoft Office is essential.
  • Knowledge of basic accounting.
  • Ability to manage time effectively.
  • Ability to interact with co-workers, clients, vendors, and contractors in a professional and tactful manner.
  • Must be physically and mentally able to perform duties.
  • Must be able to climb stairs.
  • Must be able to lift reasonable weights without limitation.
  • Must be physical able to access attics and crawl spaces of properties.
  • Must possess a mechanical aptitude and be able to understand basic electrical repairs, HVAC repairs, carpentry, and plumbing repairs.
  • Thorough knowledge of local, state and national laws pertaining to Landlord-Tenant relations.
  • Knowledge of the Servicemembers Civil Relief Act (SCRA).
  • Understanding of the management agreement and its governing relationship between Owner and Property Management firm.
  • Understanding of owners' needs and helping them obtain their end goal.
  • Educate an Owner when a request conflicts with professional standards or the rights of others.
  • Understanding of the market and factors that affect market conditions.
  • Explicit knowledge and comprehension of each clause of the Lease and Lease Addenda.
  • Understanding of the basic systems of the property (HVAC, appliances, plumbing, etc.).

Responsibilities

  • Administer all aspects of leasing and maintenance of rental property.
  • Procure new business.
  • Market available units.
  • Maintain healthy tenant relations.
  • Conduct routine property inspections.
  • Keep accurate records.
  • Determine Fair Market Rent using and interpreting local MLS data.
  • Prepare and submit listings for MLS, Navy Housing, etc.
  • Respond promptly to all phone and email inquiries on active listings.
  • Verify applicant’s rental history, income/employment and credit history.
  • Present all offers to the owner and negotiate rent amounts and lease terms.
  • Enforce Lease Agreements.
  • Communicate, follow up, and follow through to maintain healthy tenant relations.
  • Interpret and enforce the Lease on a daily basis.
  • Respond to tenant requests (phone call or email) within 1 business day.
  • Conduct comprehensive initial inspections upon taking on management of a property and before a new tenant moves in.
  • Conduct periodic visits to the property while tenants are in residence to ensure tenants are taking proper care.
  • Identify preventative maintenance items during routine inspections.
  • Address small issues before they become large problems.
  • Prepare the owner for maintenance that may need attention.
  • Conduct occupied property inspections no less than once per year.
  • Conduct a final inspection within 72 hours of the tenant vacating.
  • Identify discrepancies between Move-in Inspection report and move-out condition.
  • Determine which discrepancy items are beyond reasonable wear and tear or missing/changed inventory for which the tenant can be charged.
  • Oversee routine maintenance and emergency repairs.
  • Respond to repair requests promptly to minimize secondary damage and liability.
  • Be "on site" when necessary to take control of a situation.
  • Keep the property in good overall condition by keeping up with preventative and routine maintenance.
  • Maintain a list of qualified, reliable, and reasonably priced contractors.
  • Understand the scope of work and negotiate and secure the best price possible for repairs.
  • Understand and adhere to local city codes regarding rental property.
  • Work in the best interest of the owner.
  • Provide tenants with a high level of customer service.
