About The Position

Five T Management is seeking a Property Manager for Englewood Gardens, a 167-household HUD Section 8 community located on Chicago's South Side. This role is for an individual who wants to lead a community, build a team, and be present for residents, rather than being bogged down by administrative tasks. At Englewood Gardens, established systems allow the Property Manager to focus on running the property. The ideal candidate will lead the team, manage finances accurately, and treat the property with a sense of ownership. This position offers the opportunity to build a strong track record on a stable HUD asset, which can open future career opportunities.

Requirements

4+ years of property management experience, with a focus on HUD or Tax Credit affordable housing
A current industry certification (COS, LIHTC, ARM®, CPMC®, or equivalent)
A valid Illinois Leasing Agent License
Working knowledge of Yardi and Microsoft Office
A valid driver's license and reliable transportation
Availability for evenings, weekends, and on-call duties as needed
Must be legally authorized to work in the United States

Responsibilities

Lead daily operations for occupancy, collections, and the resident experience
Manage the budget and identify variances before they become significant issues
Ensure the property is audit-ready by managing recertifications and file reviews promptly
Coach the on-site team to foster their professional growth and increase their responsibilities
Respond quickly to resident concerns to prevent minor issues from escalating
Report to ownership and the Portfolio Manager with clear financial data and strategic plans
Oversee the physical property, including unit turnovers, work order management, and preventive maintenance
