Job Summary: Kirkwood Resort Lodging is the premier property management company in Kirkwood, providing comprehensive management services to homeowner associations as well as individual homeowners renting their units on a short-term basis. The Property Manager role will oversee Homeowner Relations for 110 short-term rental condos, and will also manage Kirkwood Lodging’s maintenance program, which is responsible for two HOA properties, as well as the interior unit maintenance of 50 condos.

Requirements

  • Minimum 3 years previous management experience, preferably in Property Management and/or Hotel Ops
  • Understanding of daily lodging operations including scheduling, payroll, and project management
  • Excellent verbal and written English communication skills
  • MS Office proficient
  • Excellent organizational/time management skills
  • Flexible schedule, including weekends and holidays
  • Customer service experience

Responsibilities

  • Hire, onboarding & training for maintenance employees as needed.
  • Perform annual property ratings and communicate upgrade recommendations to homeowners effectively.
  • Encourage and assist homeowners with the execution of condo upgrades.
  • Organize, implement and track annual property management projects, such as Kitchen Inventory, Bedding Inventory & Condo Inventory.
  • Communicate timely and effectively with any homeowner inquiries, related to owner billing, unit maintenance, condo upgrades, etc.
  • Maintain replacement inventory: source new products as needed and ensure sufficient inventory is on hand.
  • Ensure owner maintenance/replacement inquiries are completed and tracked through Alice Maintenance & PM Tracker.
  • Compile month end homeowner billing (maintenance, replacement items, etc.) to upload to Homeowner Accounting.
  • Monitor GX/Medallia guest and owner responses; communicate to team members accordingly to address actionable feedback.
  • Assist GM with the retention and recruitment of homeowner partnerships.
  • Walk properties to ensure inventory & maintenance standards are being met.
  • Ensure all units meet Vail Resorts Brand Standards.
  • Schedule and assist with execution of annual services for HOAs and individual condos
  • Create and implement processes & projects that will drive customer satisfaction and NPS.
  • Support housekeeping operations as needed.
  • Support front desk operations as needed.
  • Other duties as assigned.
