About The Position

We are seeking an experienced and operations-focused Property Manager to help lead one of our student housing communities serving the University of Tennessee, Knoxville. This role is heavily operational and facilities-driven. There are no leasing responsibilities associated with this position. Instead, the Property Manager will focus on leading the onsite facilities and housekeeping teams, ensuring smooth daily operations, maintaining university compliance standards, and supporting a safe, well-maintained residential environment for students. The onsite team includes a Maintenance Supervisor, four Maintenance Technicians, and ten Housekeepers. The Property Manager will directly oversee the Maintenance Supervisor and the Housekeeping team, ensuring accountability, efficiency, and high standards of performance. This role also requires regular collaboration and meetings with university representatives and campus partners.

Requirements

  • 3+ years of experience in student housing or multifamily property management
  • Strong leadership experience overseeing maintenance and housekeeping teams
  • Operationally focused with knowledge of building systems and multi-story facilities
  • Comfortable working closely with university leadership and campus partners
  • Strong organizational, communication, accountability and problem-solving skills
  • Ability to manage high-volume move-in/move-out periods efficiently
  • Professional, accountable, and proactive leadership style

Responsibilities

  • Oversee daily operations to maintain a safe, functional, and student-ready community
  • Supervise the Maintenance Supervisor and support four Maintenance Technicians
  • Oversee and support a team of ten Housekeepers to maintain cleanliness standards
  • Ensure efficient completion of work orders, preventative maintenance, and building upkeep
  • Lead large-scale unit turnovers during peak move-in and move-out seasons
  • Maintain compliance with university agreements, housing standards, and safety protocols
  • Attend and participate in regular meetings with university representatives
  • Support operational planning and execution for high-volume student housing cycles
