About The Position

The Property Manager serves as a business leader responsible for resident customer service, property operations, leasing, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. This role involves managing the daily operations, team members, activities, and resources to meet budgeted financial and operational goals, while ensuring compliance with company policies, Fair Housing, ADA, FCRA, and other relevant housing regulations.

Requirements

  • High school diploma or GED.
  • Minimum of one to two years' experience as a multi-family LIHTC property manager.
  • Working knowledge of OneSite or other property management software.
  • Reliable transportation, auto insurance, and a valid driver's license.
  • Proven ability to market properties.
  • Strong communication and customer service skills.
  • Must have LIHTC experience.

Nice To Haves

  • CAM, ARM, or CCRM certification.
  • Bilingual or multilingual skills.

Responsibilities

  • Manage day-to-day operations, including property inspections, maintenance planning, financial record-keeping, and responding to resident concerns.
  • Ensure proper preparation of move-in paperwork and maintain a professional office environment.
  • Implement resident renewal programs to encourage retention and foster a sense of community.
  • Manage property maintenance with the assistance of the maintenance team, overseeing work orders, permits, and utility usage.
  • Handle all financial responsibilities, including approving invoices, maintaining accurate transaction records, and completing variance reports.
  • Manage rental collection, ensuring timely payments and proper legal notices for evictions.
  • Assess move-out conditions and manage final account statements.
  • Report liability claims, legal complaints, or other violations to management.
  • Manage, mentor, and develop the property management team, coordinating training and performance reviews.
  • Oversee time off, payroll submission, and safety training for property staff.
  • Manage and create marketing activities, understand market impacts on the property, and supervise the leasing team to maximize occupancy.
