About The Position

We are seeking an experienced Property Manager with a strong background in HUD and Project-Based Section 8 programs. This role is responsible for overseeing the daily operations of a residential community, ensuring compliance with all regulatory requirements while maintaining a high standard of property performance and resident satisfaction. The ideal candidate is detail-oriented, organized, and capable of managing multiple priorities in a fast-paced, compliance-driven environment.

Requirements

  • Minimum of 3 years of property management experience in subsidized housing required.
  • Direct experience with HUD and Project-Based Section 8 programs required.
  • Required experience with RealPage and/or Yardi property management software.
  • Proficiency in Microsoft Outlook and Excel.
  • Ability to interact professionally and cooperatively with residents, staff, and vendors.
  • Commitment to maintaining confidentiality and ethical standards.
  • Must pass background and credit checks.
  • Demonstrated financial responsibility and reliability.
  • Commitment to a drug-free workplace (zero-tolerance policy).

Nice To Haves

  • CPO (Certified Pool Operator) or COS (Certified Occupancy Specialist) certification preferred but not required.
  • Strong organizational skills with attention to detail.
  • Excellent verbal and written communication skills.
  • Ability to work independently and effectively manage competing priorities.
  • Strong problem-solving skills and ability to meet time-sensitive deadlines.

Responsibilities

  • Oversee day-to-day operations to ensure the property is clean, safe, and well-maintained.
  • Manage leasing activities, including applicant screening, waitlist administration, and move-in processing.
  • Conduct regular unit inspections and ensure adherence to property standards.
  • Ensure full compliance with HUD and Project-Based Section 8 program requirements.
  • Maintain accurate and complete resident files in accordance with regulatory standards.
  • Safeguard the confidentiality of resident and applicant information at all times.
  • Oversee rent collection and processing with a high degree of accuracy and timeliness.
  • Support financial performance by adhering to budgets and monitoring key metrics.
  • Perform basic calculations related to rent, certifications, and reporting.
  • Maintain positive, professional relationships with residents.
  • Respond to resident inquiries and resolve concerns in a timely and respectful manner.
  • Coordinate with vendors and contractors to ensure quality and timely service delivery.
  • Utilize property management software and office technology to support daily operations.
