About The Position

Leumas Residential is seeking a dependable and experienced Property Manager to lead the day-to-day operations of a residential community under the direction of the Property Management Analyst. This role plays a key part in ensuring operational excellence, financial performance, regulatory compliance, and high resident satisfaction. The ideal candidate is organized, responsive, solution-oriented, and comfortable balancing leadership, leasing, financial management, and maintenance oversight responsibilities.

Responsibilities

  • Coordinate vendor transitions, confirm invoice routing, update rent rolls and delinquency reports, assess emergency or adverse property conditions, and ensure all units receive documented inspections during initial asset takeover periods.
  • Analyze competitive rental market conditions, verify life-safety compliance (e.g., smoke detectors, locking systems), and confirm accessibility standards are met in accordance with Section 504 requirements.
  • Supervise on-site staff by recruiting, hiring, training, evaluating performance, conducting regular team meetings, preparing payroll, coaching employees, addressing performance concerns, and fostering a professional team culture.
  • Support advertising initiatives, monitor occupancy trends and market conditions, review and approve rental applications, and oversee leasing performance metrics including maintaining a 50 percent deposit-to-show ratio.
  • Review lease renewals, recommend rental increases aligned with budget objectives, and implement effective resident retention strategies.
  • Ensure service requests are addressed within 48 hours, respond to resident communications within 24 hours, conduct weekly property inspections, coordinate contractors with appropriate approvals, and verify that make-ready units meet company standards.
  • Identify capital improvement needs and recommend property upgrades to ownership.
  • Scan and submit invoices within 24 hours, deposit checks daily, review rent rolls for accuracy, monitor accounts receivable, and actively pursue collections.
  • Process security deposit transmittals within required timelines, maintain bad debt tracking reports, coordinate with attorneys regarding evictions, approve invoices up to $500, and assist with annual budget preparation.
  • Maintain complete tenant files, ensure security deposit reconciliation, process Section 8 recertifications in a timely manner, and uphold all HUD, Fair Housing, and state landlord-tenant regulations.
