Leumas Residential is seeking a dependable and experienced Property Manager to lead the day-to-day operations of a residential community under the direction of the Property Management Analyst. This role plays a key part in ensuring operational excellence, financial performance, regulatory compliance, and high resident satisfaction. The ideal candidate is organized, responsive, solution-oriented, and comfortable balancing leadership, leasing, financial management, and maintenance oversight responsibilities. During initial asset takeover periods, the Property Manager will coordinate vendor transitions, confirm invoice routing, update rent rolls and delinquency reports, assess emergency or adverse property conditions, and ensure all units receive documented inspections. The role also includes analyzing competitive rental market conditions, verifying life-safety compliance such as smoke detectors and locking systems, and confirming accessibility standards are met in accordance with Section 504 requirements. The Property Manager supervises on-site staff by recruiting, hiring, training, evaluating performance, and conducting regular team meetings. This position is responsible for payroll preparation, coaching employees, addressing performance concerns, and fostering a professional team culture that reflects the standards of Leumas Residential. From a leasing and marketing perspective, the Property Manager supports advertising initiatives, monitors occupancy trends and market conditions, reviews and approves rental applications, and oversees leasing performance metrics including maintaining a 50 percent deposit-to-show ratio. The role also involves reviewing lease renewals, recommending rental increases aligned with budget objectives, and implementing effective resident retention strategies. Maintaining the physical asset is a daily priority. The Property Manager ensures service requests are addressed within 48 hours, responds to resident communications within 24 hours, conducts weekly property inspections, coordinates contractors with appropriate approvals, and verifies that make-ready units meet company standards. The position also includes identifying capital improvement needs and recommending property upgrades to ownership. Financial responsibilities include scanning and submitting invoices within 24 hours, depositing checks daily, reviewing rent rolls for accuracy, monitoring accounts receivable, and actively pursuing collections when necessary. The Property Manager processes security deposit transmittals within required timelines, maintains bad debt tracking reports, coordinates with attorneys regarding evictions when needed, approves invoices up to $500, and assists with annual budget preparation. The role requires careful lease administration and compliance management. The Property Manager maintains complete tenant files, ensures security deposit reconciliation, processes Section 8 recertifications in a timely manner, and upholds all HUD, Fair Housing, and state landlord-tenant regulations.
