About The Position

The Property Manager is responsible for all aspects of property operations, including tenant relations, financial management, and property maintenance. This role involves processing tenant applications, collecting rent, managing move-ins and move-outs, and ensuring compliance with regulations. The Property Manager also plays a key role in coordinating community programs and preparing for emergencies. In some cases, living on-site may be a condition of employment.

Requirements

  • General computer literacy.
  • Proficiency in Microsoft Office, especially Word and Excel.
  • Strong verbal and written communication skills.
  • Ability to work with people of all cultures and economic status.
  • Ability to provide professional and courteous customer service.
  • Works collaboratively in a team environment.
  • Ability to prioritize, multitask, and meet deadlines autonomously.
  • Experience working in an office environment and using office equipment.
  • Proven ability and experience maintaining confidentiality with proprietary company information and personal client information.
  • Valid CA driver’s license, proof of auto insurance, and access to a reliable vehicle.
  • Light lifting (up to 20 pounds), walking, bending, and squatting for short periods of time.

Nice To Haves

  • Bilingual (English/Spanish) may be required and is always highly preferred.
  • Experience in affordable housing property management highly desired.

Responsibilities

  • Processing tenant applications, including marketing, screening, and lease review.
  • Annual tenant re-certification and reinforcement of lease terms.
  • Preparing for and participating in audits.
  • Assigning tasks, reviewing, and approving timecards for key holders.
  • Collecting rents, posting to the database, making bank deposits, and maintaining tenant files.
  • Performing move-in inspections, reviewing leases, and instructing tenants on appliance usage.
  • Performing move-out inspections, coordinating re-keying of locks, and processing security deposit refunds.
  • Arranging for repairs and maintenance to ensure units are re-rented promptly.
  • Assisting with periodic inspections.
  • Processing accounts payable weekly.
  • Attending training classes and seminars for required certifications.
  • Preparing weekly and monthly reports.
  • Working within the approved operating budget.
  • Processing work orders, tracking preventive maintenance, and processing purchase requests.
  • Maintaining a maintenance file for each unit, including warranty information and preventative maintenance tracking.
  • Checking community spaces, grounds, mailboxes, and parking areas for cleanliness and safety daily.
  • Maintaining control of apartment and common area keys and assisting tenants with lockouts.
  • Assisting tenants in organizing cultural and national celebrations.
  • Maintaining the community room calendar and reviewing policies with tenants.
  • Accepting and refunding deposits for community space usage.
  • Coordinating self-sufficiency programs and recreational activities for tenants.
  • Advising tenants on accessing public and private social services.
  • Preparing for emergencies, including mapping shutoff valves and escape routes.
  • Other duties as assigned.
