About The Position

Konik is partnering with a growing commercial real estate organization to hire a Property Manager to oversee a portfolio of office, medical, and light industrial properties throughout the Twin Cities metro area. This role will be responsible for the day-to-day operational performance of multiple assets, including tenant relations, vendor management, property maintenance coordination, budgeting, and capital improvement planning. The ideal candidate will bring strong commercial property management experience, a customer-focused approach, and a practical understanding of building systems and property operations.

Requirements

  • 3+ years of commercial property management experience, including responsibility for office, industrial, healthcare, or mixed-use properties.
  • Active Minnesota Real Estate License required.
  • Working knowledge of commercial building systems and infrastructure, including HVAC, electrical, plumbing, roofing, life-safety systems, and exterior site components.
  • Experience preparing budgets, managing operating expenses, reviewing financial reports, and supporting capital improvement projects.
  • Strong communication, relationship-building, and problem-solving skills with the ability to effectively interact with tenants, vendors, contractors, and ownership groups.
  • Demonstrated ability to prioritize multiple properties, projects, and deadlines within a fast-paced environment.

Nice To Haves

  • Experience supporting industrial or flex-space tenants and familiarity with property management, CRM, or leasing software platforms is preferred.
  • Professional designations such as CPM, RPA, FMP, or similar certifications are a plus.

Responsibilities

  • Manage the daily operations of a portfolio of commercial office, medical, and industrial properties while maintaining high tenant satisfaction and building performance.
  • Serve as the primary point of contact for tenants, addressing service requests, operational concerns, lease-related matters, and escalated issues in a timely and professional manner.
  • Coordinate repairs, maintenance activities, and building improvement projects by developing scopes of work, soliciting vendor proposals, and overseeing project execution.
  • Conduct routine property inspections to evaluate building conditions, identify maintenance needs, and support long-term asset preservation strategies.
  • Manage vendor and contractor relationships across services such as HVAC, landscaping, snow removal, roofing, janitorial, fire protection, parking lots, and other building systems.
  • Prepare and monitor operating budgets, track expenses, review invoices, and assist with forecasting and capital planning initiatives.
  • Analyze property performance, monitor tenant receivables, and provide regular operational and financial updates to company leadership and ownership groups.
  • Support emergency response efforts and collaborate with maintenance staff and service providers to resolve critical building issues as they arise.
