About The Position

Pivotal, a leader in affordable housing development, is seeking a Part-Time Property Manager (Community Manager) for its Broadway Lofts property in Gary, IN. This role is responsible for the day-to-day operations of a 38-unit multifamily community, including compliance, operations, resident services, and financial performance. The ideal candidate will take pride in property performance, be proficient with technology, and possess strong communication and problem-solving skills. This position requires flexibility to meet resident needs and a commitment to maintaining the property's appearance and competitive edge. The role also involves understanding and adhering to budgets for affordable housing, staying updated on industry regulations, and guiding/training junior team members.

Requirements

  • 1+ years of property management experience, specializing in Tax Credit.
  • Exceptional communication and customer service skills.
  • Curiosity, critical thinking, and problem solving skills.
  • Proficiency with computers, including scanning documents and managing electronic files.
  • Agile and flexible, understanding that office hours may need to extend to meet resident needs.
  • An eye for attracting potential residents and understanding the competition.
  • Understanding and appreciation for budgets and guidelines for affordable housing.
  • Thirst for knowledge and staying on top of industry updates and regulatory guidelines.

Responsibilities

  • Manage the day-to-day operations of the community, including compliance, operations, concierge resident service, and financial performance.
  • Assist in the management and maintenance of all facets of assigned apartment communities.
  • Ensure the optimum performance of the property in areas such as people management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, and information reporting.
  • Maintain the community's appearance and ensure it is at its best at all times.
  • Stay updated on industry and regulatory guidelines.
  • Guide, direct, and train team members, proactively bringing concerns to light and providing coaching and support.
