About The Position

The Property Manager is a business leader responsible for resident customer service, operations, leasing, collections, financial reporting, and communications for an assigned residential property. This role manages the day-to-day operations, team members, daily activities, and resources to achieve budgeted financial and operational goals, ensuring compliance with company policies and relevant laws.

Requirements

  • High school diploma or GED.
  • Minimum of one to two years’ experience as a multi-family LIHTC property manager.
  • Working knowledge of OneSite or other property management software.
  • Reliable transportation, auto insurance, and a valid driver’s license.
  • Proven ability to market properties.
  • Strong communication and customer service skills.
  • HUD/LIHTC experience.

Nice To Haves

  • CAM, ARM, or CCRM certification.
  • Bilingual or multilingual skills.

Responsibilities

  • Manage day-to-day operations, including property inspections, capital improvements planning, daily financial recording, and responding to resident concerns.
  • Ensure proper move-in paperwork and apartment readiness for new residents.
  • Maintain and/or create a resident renewal program to encourage retention.
  • Create a sense of community while maintaining policy of non-fraternization.
  • Manage property maintenance with the assistance of the maintenance team, including work order completion and permit compliance.
  • Monitor utility usage on the property.
  • Manage all financial responsibilities, including approving invoices, maintaining accurate financial records, and completing variance reports.
  • Manage and monitor rental collection, ensuring timely collection and posting of rent and other charges.
  • Ensure proper legal notices are given for evictions and court appearances.
  • Assess move-out condition of apartments and manage final account statements.
  • Inform and refer any liability claims, legal complaints, or other violations to the Regional Manager or corporate office.
  • Manage property personnel, including creating, mentoring, and managing the team, coordinating training, completing performance reviews, and managing time off and payroll.
  • Ensure staff receive safety orientations and training, and monitor the use of proper safety precautions.
  • Report workers’ compensation issues and/or employee incidents immediately.
  • Manage, create, and monitor marketing activities, understanding market impacts on occupancy and income.
  • Assist with the creation of marketing surveys and understand marketing strategies.
  • Supervise the leasing team to ensure property is rented to its fullest capacity.
  • Perform other duties as assigned or requested to support property operations.
