About The Position

The Corporate Real Estate & Property Manager is responsible for the overall management of company owned and leased commercial and industrial properties. They ensure the properties are well-maintained and in compliance with all relevant laws and regulations. This role serves as the primary liaison between tenants, landlords, and property owners.

Requirements

  • Proven experience in property management, facility maintenance, or a related real estate field.
  • Strong verbal and written communication skills for interacting with tenants, owners, and vendors.
  • Excellent organizational and time-management abilities, with a keen eye for detail.
  • Proficiency with property management software and Microsoft Office Suite.
  • Strong conflict resolution, problem-solving, and negotiation skills.
  • Financial acumen with experience in budgeting and financial reporting.
  • Ability and willingness to travel in support of property searches and scheduled site visits.
  • High school diploma or GED equivalent is required.

Nice To Haves

  • A Bachelor's degree in Business Administration, Real Estate, Finance, Construction, or a related field is preferred.
  • Relevant professional certifications, such as a Certified Property Manager (CPM) is a plus.

Responsibilities

  • Work with real estate broker to market vacant units to minimize vacancy periods, manage necessary tenant improvements and verify tenant creditworthiness.
  • Screen and vet potential tenants by verifying applications, conducting credit checks, and checking references.
  • Work with internal resources to draft, negotiate, and enforce lease agreements, including renewals and terminations.
  • Manage tenant relations, investigate and resolve complaints and disputes, and enforce property rules and regulations.
  • Work with accounting to ensure tenants are paying rent timely and in full. Assist with collections as needed.
  • Prepare, present to ownership, and manage the annual operating budget for each property.
  • Prepare Operating Expense Reconciliation in the first quarter of the new year collecting tenant shortfalls or providing tenant with a rent credit for overpayment.
  • Maintain accurate and valid Certificates of Insurance.
  • Ensure the physical building and systems are working and maintained appropriately.
  • Work with company management to handle eviction proceedings in compliance with all legal requirements for company owned buildings not operated by the company.
  • Support new business opportunities by reviewing available properties to meet customer and operational needs. Work with real estate broker to evaluate properties, negotiate lease terms, and provide recommendations to operations teams.
  • Ensure compliance with lease agreements.
  • Manage renewals and terminations.
  • Assist in building startup and move-in process, properly document building conditions, lead tenant improvement projects, and establish budgets for applicable work.
  • Manage facility exits ensuring proper documentation of building conditions, and work with landlords to ensure full recovery of security deposits or required restoration obligations.
  • Conduct routine property inspections to ensure the grounds, facilities, and equipment are safe, clean, and well-maintained.
  • Create and maintain preventative maintenance, corrective maintenance, and replacement schedules for building related systems and components (HVAC, plumbing, electric, fire suppression, dock equipment, roof, etc).
  • Contract and manage relationships with external vendors for services such as landscaping, lawn care, snow removal, security, and trash removal.
  • Maintain comprehensive and accurate property records, including leases, financial documents, and maintenance logs.
  • Stay current on and ensure compliance with all local, state, and federal laws and regulations involving commercial real estate.
  • Review and approve monthly rent invoices and annual CAM reconciliations. Dispute and resolve discrepancies as needed.
  • Track and monitor utility consumption and report anomalies.
  • Ensure that all Certificates of Insurance are valid.
  • Participate in Departmental meetings.
  • Monitors compliance with federal and state employment laws and regulations.
