About The Position

The Property Manager plays a central role in how the community operates, feels, and performs. They bring together resident service, site operations, people leadership, and financial accountability to create a community that is thoughtfully managed and aligned with Tricon’s standards. The Property Manager leads the site team, builds a service-oriented culture, and makes sound decisions in a fast-paced environment. Working closely with residents, team members, trades, and internal partners, they bring Tricon’s values and service expectations to life through the day-to-day management of the property. This role supports a portfolio of purpose-built rental communities in some of downtown Toronto’s most connected neighbourhoods: The Selby near Bloor and Sherbourne, The Taylor at King and Spadina in the Fashion and Entertainment District, and The Ivy steps from Yonge and Bloor in the Church-Wellesley Village.

Requirements

  • Service-oriented leadership style with professionalism, integrity, diplomacy, discretion, and confidentiality.
  • Sound judgment, problem-solving, conflict resolution, and relationship management skills.
  • Proactive, accountable, flexible, and adaptable in a fast-paced environment.
  • Effective written and verbal communication skills, with a clear and collaborative communication style.
  • Minimum 5+ years of related property management experience, including team leadership responsibilities and experience leading 5+ direct reports.
  • Experience managing resident-facing operations and balancing service, operational, and financial priorities.
  • Working knowledge of building systems and the ability to partner effectively with trades and service providers.
  • Proven ability to achieve results and influence across all levels of the organization.
  • Proficiency with Microsoft Office.

Nice To Haves

  • University or college degree with a major in real estate or a related field.
  • Experience leading a high-service or luxury residential portfolio with a focus on resident satisfaction and retention.
  • Experience with Yardi or other property management system.

Responsibilities

  • Establish clear service expectations across resident, visitor, and contractor interactions, and coach team members to anticipate needs, personalize service, and resolve issues thoughtfully.
  • Lead the team in responding to resident inquiries, feedback, complaints, and concerns with professionalism, empathy, urgency, and accountability.
  • Foster a welcoming and connected community through thoughtful resident communication, programming, and events that align with the community’s brand and resident expectations.
  • Partner cross-functionally with internal teams to identify and resolve friction points across the resident journey.
  • Oversee day-to-day property operations and align the team around Tricon policies, procedures, service standards, and operational priorities.
  • Partner with the Maintenance Manager and other site leaders to ensure repairs, maintenance, preventative programs, inspections, and suite turnover activities are completed efficiently, safely, and with minimal disruption to residents.
  • Apply working knowledge of relevant legislation, including the Ontario Residential Tenancies Act, Landlord and Tenant Board, Human Rights Code, Labour Relations Act, Fire Code, and Occupational Health and Safety Act, to support compliant and respectful operations.
  • Authorize work and purchase orders within approved limits, ensure trades and service providers meet health and safety expectations, and address hazardous conditions or infractions promptly.
  • Collaborate with Leasing and Revenue partners to support renewal performance, resident retention, and overall community stability.
  • Lead, coach, motivate, and develop site team members through regular feedback, performance management, development planning, and timely follow-through.
  • Build a culture of accountability, recognition, collaboration, and continuous improvement.
  • Lead recruitment, onboarding, training, and ongoing development of site staff to ensure the team is engaged, capable, and aligned to the needs of the community.
  • Maintain effective relationships with internal partners and industry peers to support best practice sharing and community performance.
  • Prepare annual operating budgets and monthly operating forecasts for each property, with accountability for delivering financial results and KPIs against annual targets.
  • Review monthly operating statements, prepare variance reports, complete required reporting, and ensure invoice approvals are accurate, timely, and appropriately documented.
  • Review vacancy and availability reports, maintain an effective rent collection process, ensure legal processes are followed, and confirm rent rolls are accurate prior to monthly rent posting.
