About The Position

The primary objective of an apartment property manager is to safeguard and enhance the value of the property while providing a high standard of living for tenants. The Tentac Apartment Property Manager is responsible for the comprehensive oversight and operational success of the residential apartment buildings. Serving as the central point of coordination for all property-related activities, they play a critical role in maintaining the physical integrity of the property, fostering positive tenant relations, maximizing occupancy and rental income, and ensuring strict adherence to all applicable housing regulations and laws. Property managers also implement marketing strategies to attract new tenants, oversee tenant screening processes, and ensure timely lease renewals or turnovers. In addition to operational duties, they are responsible for maintaining legal compliance with local, state, and federal housing codes, fair housing laws, safety regulations, and lease agreements.

  • Previous management experience in Property Management or related field is required. Generally, 1-3 years if in Property Management, longer if in a related field. Experience level may vary due to the special needs of the property.
  • Prior training in budget preparations and analyzing reports, sales, marketing, and human resource management.
  • The position requires the ability to work any of the seven days of the week, 52 weeks of the year.
  • Due to the property staff limitations, it is extremely critical that individuals be able to work their scheduled hours plus any other necessary to complete the job. This means there may be evening and weekend work based on business needs.
  • All employees must maintain a neat, clean, and well-groomed appearance including hair color.
  • The position requires individuals to wear appropriate property management career apparel as described in the company Team Member Handbook.
  • Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
  • Must be able to lift up to 15 pounds at times.
  • Must be able to traverse a variety of properties with stairs and in a variety of weather.
  • Must be able to work weekends and/or evenings on a rotating schedule.
  • Finger dexterity required to manipulate objects with fingers rather than with whole hand(s) or arm(s), for example, using a keyboard

Nice To Haves

  • Prior experience in property management software is a plus, specifically Entrata and Yieldstar.

Responsibilities

  • Evaluate assigned property’s performance against financial objectives and work to correct unfavorable variances and improve NOI.
  • Develop and implement sales and marketing activities to enhance property revenues.
  • Provide a full complement of high-quality property staffing through the implementation of effective recruitment, training, motivation, and development programs.
  • Develop yearly operating budgets and sales/marketing plans.
  • Accurately prepare and convey all operational and financial data to the Vice President in a timely manner with the assistance of other staff members.
  • Direct efforts to implement a sales and marketing plan which effectively maximizes rental income and results in high occupancy and competitive pricing through the leasing staff and personal efforts.
  • Implement or direct implementation of all policies and procedures as authorized in the Team Member Handbook, the HR Policies, and Procedures Manual, and as required by law. Ensure compliance as necessary.
  • Ensure that all physical aspects of the property are at all times fully functional, safe, and attractive and that all vacant apartments are kept ready for occupancy through all team members and personal efforts.
  • Visually inspect grounds, buildings, and apartment units on a regular basis.
  • Direct and manage daily property activities in such a manner as to win and maintain the respect and goodwill of all Residents.
  • Maintain a consistent and strong customer service orientation.
  • Work with Owners and Vice presidents to identify property goals and objectives. Be responsive and receptive to their needs and requests.
  • Direct and monitor all accounting, computer, and human resource procedural issues; conduct mini– and semi–annual audits, and ensure compliance with established policies and procedures, and oversee all invoices and accounting data entry.
  • Monitor pricing policy and work with VP to develop and implement appropriate yield management strategies.
  • Complete and analyze market studies on a monthly basis, and offer suggestions to VP on pricing changes.
  • Monitor and ensure property compliance with operational/marketing policies and procedures. Recommend changes as appropriate.
  • Train, direct, and supervise on-site team members in all computer functions.
  • Responsible for validation of all input and reporting requirements.
  • Integrate and execute all directives issued by the Human Resources Department in a timely manner.
  • Other tasks as assigned by your supervisor are not listed as essential functions.
