About The Position

Mercy Housing Mountain Plains (MHMP), Native American Housing Circle, and Denver Indian Health & Family Services (DIHFS) are collaborating to develop an innovative affordable housing community co-located with an 18,000 sq. ft. Primary Healthcare Center. This development will combine 95 permanent supportive homes for individuals and families experiencing homelessness, 95 affordable apartments for families with low incomes, and a new health clinic owned and operated by DIHFS. The clinic will provide culturally appropriate healthcare for Native American and Alaskan Native communities as well as providing primary healthcare services to the broader neighborhood. We are looking for a Property Manager to provide leadership to site staff @ Cranes Landing, direction for building operations, customer service, resident relations, property budget management, rent collections, leasing, compliance and guidance on maintenance priorities. We are looking applicable experience in management and customer service. We value lived experience, it will be essential for the Property Manager to have deep experience in permanent support housing. This is an on-site position.

Requirements

  • High school diploma or equivalent.
  • Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.
  • Experience being accountable for financials.
  • Previous housing or property management experience including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.
  • Applicable experience in management and customer service.
  • Deep experience in permanent support housing.
  • Comprehend and communicate in the English language both orally and in writing.
  • Legally operate a motor vehicle (valid driver's license).
  • Proficient with Microsoft Office.

Nice To Haves

  • Professional certification in property or affordable housing management.
  • Minimum two (2) years of administrative, accounting, customer service, and/or supervisory experience.

Responsibilities

  • Oversees rent collection processes to ensure timely payments and achievement of collection benchmarks.
  • Maintains occupancy rates at or above budgeted targets by actively managing leasing strategies.
  • Maximizes allowable rents within the guidelines of applicable regulatory programs.
  • Manages property operations within approved budget parameters and identifies opportunities for cost savings.
  • Regularly reviews and controls property expenses to align with budget goals.
  • Drives performance to meet or exceed Controllable Net Operating Income (CNOI) objectives.
  • Monitors and ensures full compliance with regulatory requirements, including resident files, annual and interim recertifications, and all necessary documentation.
  • Delivers great customer service to residents in partnership with Assistant Property Manager, Maintenance, and Resident Services staff.
  • Other duties as assigned.
