Elevation Property Management is seeking a Property Manager to lead with discipline and serve with kindness. This role will oversee and manage all financial and operational aspects of a community, including leading team members, managing the budget, preparing monthly reports, processing invoices, collecting rent, making bank deposits, and utilizing the property management system for tracking and reporting. Requirements

  • Associate’s or Bachelor’s Degree
  • Minimum 5 years’ full-time experience in Property Management, preferably in affordable housing
  • Proficiency in tenant law and Fair Housing Act
  • Budgeting and financial reporting expertise
  • Strong working knowledge of RealPage, Onesite and MS Office (Excel, Word and Outlook)
  • Must be kind, service oriented, discipline, and a leader
  • Must be self-motivated, flexible and a team player
  • Demonstrated ability to read, write, and communicate effectively
  • Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs
  • Strong proficiency in using property management software (One Site)
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percent
  • Demonstrated understanding of property operations and lease terms and lease enforcement, including collections
  • Employment history demonstrating property management, sales, marketing, and customer service background
  • Innovative and solutions-oriented thinker with great organizational skills

Responsibilities

  • Completes daily financial transactions and tasks, including collecting and posting rent, fees, and other payments, preparing daily bank deposits, and processing invoices and payables.
  • Operates the property management system (OneSite) accurately and efficiently, ensuring data integrity through updates and backups.
  • Reviews resident files and accounting records to identify unpaid/late fees, communicates with residents regarding balances, implements collection procedures, and enforces leases to maximize revenue.
  • Reviews and submits vendor/contractor invoices for payment, reconciling work performed or products purchased, and managing communication between parties.
  • Follows established eviction procedures, including proper notice requirements, evicting residents, and representing the property in court hearings.
  • Processes resident move-outs according to lease terms and procedures, including applying appropriate fees and processing dispositions.
  • Promotes resident satisfaction and retention by responding promptly to complaints, questions, and requests, and resolving service issues.
  • Organizes and delegates daily work, coordinates maintenance and make-ready tasks, and manages community operations in compliance with company policies.
  • Manages owner relationships by meeting with owners, conducting property tours, providing performance updates, and responding to requests.
  • Leads leasing and marketing efforts to achieve occupancy goals.
  • Completes various accounting, financial, administrative, and other reports as assigned.
  • Monitors and ensures compliance with regulatory requirements, organizational standards, and operational processes, reporting violations.
  • Practices proper safety techniques and reports any safety issues or accidents.
  • Identifies areas for improvement and suggests enhancements to efficiency, productivity, and profitability.
  • Stays updated on industry trends and changes through training and other resources.
