About The Position

The Corporate Property Manager oversees the daily operations of all single-family homes and apartments managed by Metropolitan Property Management across Eastern North Carolina. Reporting to the Accountant, this position ensures properties operate efficiently, remain financially sound, and comply with all applicable housing and subsidy program requirements. The Property Manager serves as a liaison between tenants, vendors, contracted maintenance technicians, and local housing authorities to ensure timely repairs, accurate rent collection, and proper handling of housing assistance payments. This position requires a strong balance of financial oversight, property coordination, and customer service.

  • Ability to manage multiple properties, vendors, and maintenance requests concurrently.
  • Proficiency with Microsoft Office (Excel, Word, Outlook).

Nice To Haves

  • Associate or bachelor’s degree in business, accounting, economics, or a related field.
  • Minimum of 2 years’ experience in residential property management or accounting support for housing operations.
  • Experience working with housing authorities and subsidized rental programs.
  • Familiarity with Tenant Cloud property management software.
  • Experience coordinating regional maintenance operations or vendor contracts.

Responsibilities

  • Collect all tenant rents and subsidy payments, issue receipts, and ensure timely deposits into company accounts.
  • Coordinate with local Housing Authorities to verify subsidy amounts, process Housing Assistance Payments, and resolve discrepancies.
  • Review rent ledgers, monitor delinquent accounts, and issue payment reminders or notices in accordance with company policy.
  • Prepare and submit monthly income, expense, and occupancy reports to the Accounting Department.
  • Verify and process vendor invoices, service orders, and technician payments for accuracy and timely submission.
  • Maintain detailed electronic property and tenant files in compliance with company standards.
  • Oversee daily operations of all single-family rental homes and apartments across assigned regions.
  • Assign, coordinate, and track work orders for contracted maintenance technicians.
  • Solicit and manage bids from approved vendors for specialized services (plumbing, electrical, HVAC, etc.).
  • Conduct periodic inspections and ensure timely completion of preventive and corrective maintenance.
  • Ensure vacant homes are prepared, inspected, and listed for rent in coordination with maintenance and accounting staff.
  • Verify completion and quality of repairs and maintain documentation for each property.
  • Serve as the primary point of contact for tenants regarding leases, payments, and maintenance requests.
  • Process move-ins, move-outs, and renewals in accordance with company policies and housing authority requirements.
  • Address tenant inquiries, complaints, and lease violations promptly and professionally.
  • Support long-term tenant retention through responsive service and consistent communication.
  • Maintain compliance with all Fair Housing, HUD, and local housing authority regulations.
  • Submit necessary documentation for inspections, subsidy certifications, and compliance audits.
  • Collaborate with Accounting and Compliance staff to ensure accurate and complete records for all subsidized properties.
  • Attend required training and remain current on housing regulations and property management standards.
  • Coordinate with the Accounting Department to ensure all rent collections, deposits, and payments are accurately recorded.
  • Communicate regularly with contracted maintenance technicians, vendors, and inspectors to monitor progress and resolve issues.
  • Collaborate with external partners, including local housing authorities, contractors, and suppliers to maintain positive working relationships.
  • Participate in staff meetings and departmental planning as requested.
