About The Position

This full-time, non-exempt Property Manager role is based on-site at Lakeview Park, with responsibilities also extending to Englewood Terrace, totaling 80 units across two multi-family apartment communities. The position requires reliable transportation to travel between locations as needed. The role offers a competitive compensation package including hourly pay, monthly allowances for phone and transportation, and quarterly bonus opportunities. A key aspect of this role is the requirement to live on-site in a complimentary apartment at Lakeview Park.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • 2+ years of experience in multi-family property management
  • 1+ years of experience in staff supervision
  • Proficient in Microsoft Office Applications including, Outlook, Word, and Excel
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development

  • Yardi Voyager and CRM experience preferred

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements.
  • Comply with appropriate state landlord/tenant statutes.
  • Ensure timely and accurate submission of individual and team payroll and commissions.
  • Complete weekly, monthly, quarterly, and year-end reports, as required.
  • Consult with legal counsel and attend court hearings as needed.
  • Attend training and development seminars.
  • Advertise and promote the property.
  • Utilize industry specific software for lead management.
  • Provide tours to prospective and current residents.
  • Complete full cycle lease process with prospective residents.
  • Ensure compliance with renter’s insurance.
  • Review rental rates and concessions with Portfolio Manager.
  • Maintain resident occupancy of 95%.
  • Ensure the timely collection of rent and other ancillary revenue.
  • Manage delinquency process.
  • Manage petty cash account.
  • Manage and process vendor invoices.
  • Generate renewal offer letters and manage renewal leases after review with Portfolio Manager.
  • Monitor expenditures to keep in compliance with operating budget.
  • Manage turnover workflow including scheduling and management of vendors, conducting pre/post move out inspections, and make ready inspection.
  • Assist Portfolio Manager with preparing annual budget.
  • Perform other duties as assigned by Portfolio Manager.
  • Engage with prospective and current tenants using a professional and courteous approach.
  • Respond to and resolve unforeseen issues or emergencies, navigating priority changes.
  • Reduce tenant turnover by identifying tenant relation issues, mediating between parties, and recommending solutions.
  • Complete quality assurance calls following up on completed work orders.
  • Facilitate resident events.
  • Guide performance of all administrative staff through providing clear instruction, training, coaching, and performance management to ensure attainment of property goals.
  • Guide performance of all maintenance staff through providing clear instruction, training, coaching, and performance management to ensure work orders and turnovers are completed with efficiency and high quality.
  • Conduct staff meetings on a regular basis.
