About The Position

Responsible for meeting key park metrics, including occupancy and revenue targets, and overseeing on-site operations of a mobile home and RV community in compliance with federal, state, and local laws and organizational policies and standards. Must manage and maintain the park with care while consistently modeling the organization’s purpose, values, and standards.

Requirements

  • High School Diploma or GED.
  • 2+ years of property management or related experience.
  • 2+ years of maintenance experience.
  • Self-Motivator – Works independently, resolves problems with minimal supervision, and demonstrates strong attention to detail.

Responsibilities

  • Sustain and increase occupancy through marketing and showing available homes and spaces within the park.
  • Maintain communication with prospective residents throughout the application process.
  • Prepare and review lease documents to ensure accuracy and completeness.
  • Attend to all park calls consistently and professionally, and be available to take emergency calls outside of established office hours.
  • Communicate daily with management, promptly disclosing issues and recommending solutions.
  • Ensure timely revenue collection, maintaining collection rates above 97%, with strong attention to detail when processing payments in the property management system.
  • Read and record utility meter usage to prepare accurate resident billing.
  • Exercise financial responsibility when acquiring on-site materials and using company funds.
  • Engage regularly with residents and plan community events to foster strong relationships; maintain positive relationships with vendors and team members.
  • Prepare, deliver, and document resident notices in a timely and legally compliant manner.
  • Conduct regular park walks to ensure compliance with company standards and report compliance levels weekly to management.
  • Perform all assigned duties in accordance with Fair Housing regulations.
  • Maintain tools and equipment in good working condition and keep maintenance areas clean and organized.
  • Safely operate power tools and equipment as required.
  • Perform groundskeeping duties, including mowing, weeding, brush removal, and snow, leaf, and debris removal.
  • Perform basic plumbing tasks, including clearing drains and repairing minor leaks.
  • Install appliances such as ovens, ranges, washers, dryers, and dishwashers.
  • Perform touch-up painting and repaint buildings, cabinets, or rooms as needed.
  • Replace light bulbs, fixtures, and perform other minor electrical tasks.
  • Clean homes in preparation for sale or occupancy.
  • Clean and maintain common areas, including laundry rooms, bathrooms, and clubhouses.
  • Assist with loading and unloading trucks and moving furniture as needed.
  • Maintain community curb appeal by keeping exterior areas clean and well maintained.
  • Safely perform outdoor physical duties for extended periods in various weather conditions.
  • Submit expense reports in a timely manner.
  • Maintain a safe working environment by following all safety and emergency procedures, and adhering to OSHA-established PPE and compliance regulations.
  • Other duties as assigned.
