About The Position

Claremont Companies LLC is seeking a dynamic and experienced Residential Property Manager to be responsible for the successful lease up, stabilization, and overall operation of a newly developed 336 unit multifamily apartment community. During the lease up, the property manager will focus heavily on driving occupancy, building community awareness, implementing marketing strategies, and creating an exceptional resident experience while preparing the asset for long-term operational success under the direction of our Vice President of Residential Management.

Requirements

  • 3 to 5 years of residential multifamily property management experience
  • Previous lease up experience strongly preferred
  • Strong knowledge of property operations, leasing practices, and maintenance coordination
  • Familiarity with landlord-tenant laws and Fair Housing regulations
  • Proven leadership, organizational, and problem-solving skills
  • Excellent communication and customer service abilities
  • Experience with Yardi property management software preferred
  • Proficiency in Microsoft Office (Word, Excel, Outlook)
  • Ability to multitask, prioritize, and work independently

Responsibilities

  • Recruit, train, coach and develop a high performing onsite team
  • Conduct daily team meetings during lease up to review goals, traffic and leasing opportunities
  • Develop & execute a comprehensive lease up strategy to achieve absorption goals
  • Create excitement around the new community through creative marketing initiatives, social media presence, outreach marketing to form local business partnerships, and resident appreciation events
  • Monitor competitor pricing concessions and market trends.
  • Oversee all aspects of daily property operations, including leasing, resident relations, maintenance, and vendor management
  • Ensure the property is maintained to company standards for safety, cleanliness, and curb appeal
  • Deliver an exceptional customer experience through every stage of the resident journey
  • Develop and maintain positive relationships with residents, addressing concerns promptly and professionally
  • Supervise and coordinate on-site staff and third-party vendors
  • Prepare and manage operating budgets, monitor expenses, and ensure financial goals are met
  • Review and approve invoices, rent collections, delinquency reports, and accounts receivable
  • Ensure compliance with federal, state, and local housing laws, fair housing regulations, and company policies
  • Conduct regular property inspections and implement corrective action plans as needed
  • Prepare performance reports and provide updates to senior management
