About The Position

Pivotal, ranked in the Top 50 Affordable Housing Developers in 2017-2024, is an industry leader revolutionizing the housing market. As a Property Manager (Community Manager), you will be responsible for the day-to-day operations of the community, including compliance, operations, concierge resident service, and financial performance, while assisting in the management and maintenance of all facets of assigned apartment communities. This role supports our 4th Avenue (48 units multifamily) located in Clinton, IA.

Requirements

  • 1+ years of property management experience, specializing in Tax Credit
  • Exceptional communication and customer service skills
  • Curiosity, critical thinking, and problem solving skills
  • Prior experience with YARDI preferred
  • Ability to be on call to support residents for emergencies
  • Proficiency with computers, including scanning documents and managing electronic files
  • Embraces technology, including mobile app technology
  • Agile and flexible
  • Awareness of competition and resident preferences
  • Understanding of budgets and guidelines for affordable housing
  • Thirst for knowledge and staying current with industry updates

Responsibilities

  • Responsible for the day-to-day operations of the community, including compliance, operations, concierge resident service, and financial performance.
  • Assisting in the management and maintenance of all facets of assigned apartment communities.
  • Taking pride and ownership in the optimum performance of the property in areas such as people management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements and information reporting.
  • Managing electronic files and scanning documents.
  • Connecting with residents using technology.
  • Ensuring the community is attractive to potential residents and aware of the competition.
  • Adhering to budget and guidelines to provide affordable housing opportunities.
  • Staying updated on industry and regulatory guidelines.
  • Guiding, directing, and training team members.
  • Proactively bringing concerns to light and providing coaching and support with clear expectations.
