About The Position

We are looking for a dedicated, high-performing Property Manager who will be responsible for managing a multi-site residential portfolio of rental properties in Edmonton, Alberta.

Requirements

  • 5+ years of experience in the Property Management industry, multi-residential experience preferred;
  • Completion of a university degree or college diploma program in a related field or equivalent experience;
  • Ability to thrive in a changing environment and contribute to a rapidly growing organization;
  • Excellent attention to detail;
  • Experience with budgeting and financial reporting;
  • Effective, proven leadership skills with previous supervisory experience;
  • Ability to work well both in a team environment and independently;
  • Strong computer skills including experience with Microsoft Word and Excel;
  • Working knowledge of the Residential Tenancy Act and experience with Landlord and Tenant Board processes;

Nice To Haves

  • Experience with Yardi property management software is considered an asset.

Responsibilities

  • Manage all aspects of operations for a multi-site residential portfolio, with accountability for property performance, resident experience, and risk management;
  • Lead and support site teams to ensure properties are well maintained, priorities are managed effectively, and maintenance issues are addressed in a timely and cost-effective manner;
  • Partner with leasing staff to ensure vacancies are marketed and leased in line with established leasing procedures and portfolio targets;
  • Act as the primary authority on the Residential Tenancy Act for the portfolio, handling complex tenancy matters, escalations, and dispute resolution processes;
  • Complete annual operating budgets and monthly variance analysis, identifying trends and recommending corrective actions to support performance;
  • Provide leadership to portfolio staff, including coaching, performance management, and completion of annual performance reviews.
