About The Position

The 400 is a 42-unit affordable apartment community located in Fargo, ND. We are seeking a dependable, organized, and customer-focused Part-Time Property Manager to oversee the day-to-day operations of our community while providing exceptional service to our residents. The Property Manager is responsible for the overall management and operation of the community, including leasing, resident relations, rent collection, regulatory compliance, and coordination of maintenance activities. The ideal candidate is self-motivated, detail-oriented, and committed to providing excellent customer service while ensuring compliance with affordable housing program requirements.

Requirements

  • Previous property management, leasing, office administration, or customer service experience preferred
  • Experience with affordable housing, LIHTC, Section 8, or other housing assistance programs is a plus
  • Excellent communication and interpersonal skills
  • Strong organizational and time management abilities
  • Ability to work independently and manage multiple priorities
  • Proficiency with Microsoft Office; experience with property management software is preferred
  • Knowledge of Fair Housing regulations preferred
  • High school diploma or equivalent required
  • Ability to pass background checks

Responsibilities

  • Market and lease available apartments to qualified applicants
  • Process applications, certifications, move-ins, and move-outs
  • Maintain accurate resident files and ensure compliance with affordable housing regulations
  • Collect rent and manage delinquency in accordance with company policies
  • Provide exceptional customer service and respond promptly to resident concerns
  • Coordinate maintenance requests and communicate effectively with maintenance staff and vendors
  • Perform regular property inspections to maintain a clean, safe, and attractive community
  • Prepare reports and maintain accurate records
  • Ensure compliance with Fair Housing laws and company policies
  • Foster a positive community atmosphere for residents
