About The Position

Lead the day-to-day success of two affordable housing communities in Wausau, Wisconsin—Landmark, a 94-unit LIHTC & PBV community, and West Side Commons, a 56-unit LIHTC community. We’re looking for an experienced Property Manager who understands affordable housing, can lead a team, and is ready to take ownership of leasing, compliance, financial performance, resident relations, and overall property operations.

Requirements

  • 3+ years of property management experience, with previous supervisory or team leadership experience preferred.
  • Experience managing affordable housing communities, with direct LIHTC experience strongly preferred; PBV experience is a plus.
  • Strong understanding of leasing, resident relations, compliance, property operations, and financial management.
  • Ability to manage budgets, review financial performance, and make sound operational decisions.
  • Strong communication, organization, and problem-solving skills with a customer-focused approach.
  • Ability to build effective relationships with residents, team members, vendors, and internal partners.
  • High school diploma or equivalent required; proficiency with Microsoft Office and property management software preferred.

Responsibilities

  • Lead the daily operations of both communities, providing direction, coaching, and support to onsite team members while maintaining appropriate staffing and performance.
  • Oversee leasing and occupancy efforts, including lead follow-up, tours, applications, renewals, resident retention, and marketing initiatives.
  • Manage affordable housing compliance requirements, including LIHTC and PBV certifications, resident documentation, recertifications, and coordination with the Compliance team.
  • Monitor property financial performance, including rent collection, accounts receivable, expenses, invoices, resident charges, and annual budget performance; identify variances and take corrective action as needed.
  • Oversee resident relations and administrative processes, including notices, resident concerns, move-ins and move-outs, evictions, and court-related matters.
  • Partner with maintenance and vendors to ensure service requests, unit turns, inspections, repairs, and property improvements are completed efficiently and to company standards.
  • Conduct regular property inspections and monitor the overall appearance, safety, curb appeal, and condition of both communities while identifying opportunities for repairs and capital improvements.
