About The Position

Multifamily Property Managers are responsible for maintaining our communities to a market-ready standard, always ensuring a high level of service. They are also responsible for motivating high-performing teams to maximize the property's performance. This is a multi-site position (2 locations), requiring experience with Low Income Housing Tax Credit properties. The locations are Sky Harbor in Chamblee GA, and Sage5430 in Norcross GA.

Requirements

  • 3+ years of on-site Multifamily Property Management experience required.
  • Low Income Housing Tax Credit - LIHTC experience required.
  • Computer literate, including Microsoft Office Suite and internet navigation skills.
  • General office, bookkeeping and sales skills and excellent oral and written communication skills.

Nice To Haves

  • Bachelor’s Degree preferred.
  • GA Real Estate License preferred.
  • Strong preference for multi-site experience, at the Property Manager level.
  • Strong preference for experience with affordable Project Based Vouchers.

Responsibilities

  • Ensuring the smooth running of our community in a fast-paced environment.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Completing lease/renewal paperwork to ensure completion to company standards.
  • Tracking and evaluating advertising, and all client traffic.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.
  • Driving revenues with a thorough understanding and analysis of competition and development of creative marketing programs.
  • Leading by example.

  • Supervising day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.
  • Maintaining effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintaining residents' files in accordance with company's standards.
  • Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Managing and maintaining all aspects of overall community budget and finances.
  • Working with leasing staff to ensure that leasing/marketing goals are being met.
  • Determining leasing opportunities of staff and working on goal setting, improving the performance of each staff member.
  • Supervising day-to-day operations of team, ensuring that all C&W policies and procedures are followed.

  • Performing any other related duties as required or assigned.
