About The Position

WinnCompanies is seeking a Property Manager I to join their team. This role will involve splitting time between two affordable housing communities in Los Angeles, CA: Court Street and Temple Villas Apartments, which together comprise 76 apartment homes. The Property Manager I will be responsible for overseeing the daily operations, leasing, financial performance, maintenance, and compliance of these communities, while also providing exceptional resident service. The ideal candidate should have prior experience in property management, multifamily housing, leasing, resident relations, and team leadership, with a dedication to maintaining a high-performing and well-managed community. The position includes a 2-bedroom housing unit and requires the selected candidate to live onsite. The typical work schedule is Monday through Friday, from 8:00 AM to 5:00 PM. The pay range for this position is $28.00 - $30.00 per hour, depending on experience.

Requirements

  • High school diploma or GED equivalent.
  • 1-3 years of experience in property management, multifamily housing, leasing, or residential operations.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience in Low Income Housing Tax Credit (LIHTC).
  • Previous supervisory, team lead, leadership, or employee development experience.
  • Knowledge of property management operations and landlord-tenant laws.
  • Experience using Microsoft Office and web-based business applications.
  • Strong customer service, communication, organizational, and problem-solving skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Ability to work effectively with diverse residents, colleagues, and vendors.
  • Strong attention to detail and financial accountability.

Nice To Haves

  • Bachelor's degree in Business, Real Estate, or a related field.
  • Experience with LIHTC, HUD, Section 8, or other affordable housing programs.
  • Experience with Yardi, RealPage, or other property management software.
  • Knowledge of leasing, marketing, resident retention, and occupancy strategies.
  • Professional certifications such as CAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, C3P, or equivalent.

Responsibilities

  • Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.
  • Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.
  • Drive occupancy, rent collections, resident retention, and revenue goals.
  • Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.
  • Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements, where applicable.
  • Partner with maintenance teams to maintain the property, preserve assets, and ensure completion of preventive maintenance programs.
  • Lead, train, and develop site team members while promoting a positive, customer-focused culture.
