About The Position

The Property Manager / Asset Manager oversees the day-to-day, maintenance, and long-term stewardship of the real estate portfolio supporting Story Cottage, Senior Home Companions and affiliated entities. This role ensures each property is safe, maintained with excellence, where repairs are completed quickly, proactive maintenance is prioritized, and turn over of residential rooms is expedient. The Property Manager / Asset Manager serves as the primary point of coordination for property operations, vendor relationships, preventive maintenance, and capital improvements. The role balances responsive property management with proactive asset planning to protect value, improve performance, and support organizational growth.

Requirements

• Bachelor’s degree in business, real estate, finance, construction management, or a related field preferred; equivalent relevant work experience and demonstrated success in property management, asset management, real estate, or construction may be considered in place of a degree.
• 2+ years of experience in property management, asset management, facilities management, construction, or real estate operations; experience with residential, senior living, healthcare, or mixed-use properties is preferred.
• Strong financial and analytical skills, including budgeting, variance analysis, capital planning, and the ability to interpret leases, contracts, operating statements, and property-level performance data.
• Excellent organizational, project-management, written, and verbal communication skills with strong attention to detail and follow-through.
• Proficiency in Microsoft Office Suite and Google Workspace; experience with property-management, accounting, maintenance-tracking, or project-management software is preferred.
• Demonstrated ability to manage multiple properties, priorities, vendors, and projects while responding effectively to urgent issues.
• Valid driver’s license, reliable transportation, and the ability to travel locally among properties as needed; high level of professionalism, discretion, and integrity.

Responsibilities

• Oversee the daily maintenance, appearance, safety, and functionality of owned and leased properties across the organization’s portfolio.
• Serve as the primary liaison with contractors, vendors, utility providers, municipalities, and other property-related stakeholders.
• Assist in developing and managing annual property budgets, operating expenses, capital expenditure plans, and cash-flow forecasts; monitor actual performance against budget and explain material variances.
• Coordinate preventive maintenance, inspections, repairs, emergency response, and recurring service agreements to minimize disruption and extend the useful life of building systems.
• Solicit bids, negotiate scopes and pricing, manage vendor performance, verify completion, and review invoices for accuracy and budget alignment.
• Maintain organized records for warranties, permits, inspections, service contracts, insurance matters, property taxes, utilities, and other asset documentation.
• Identify opportunities to improve property performance, reduce operating costs, manage risk, enhance resident and employee experience, and preserve or increase long-term asset value.
• Represent the organization with professionalism, responsiveness, compassion, and integrity while handling sensitive financial, resident, and property information.
