About The Position

This role is responsible for managing an affordable housing property in South Dallas. The Property Manager will oversee all aspects of property operations, including financial management, leasing, resident relations, and staff supervision, to ensure the property meets occupancy and revenue goals while maintaining high standards of resident satisfaction and property appearance.

Requirements

High School Diploma or equivalent
Driver's License
Satisfactory results of a thorough Criminal History Record Check(s).
Satisfactory results of a Drug Screen Test.

Responsibilities

Provide input into budget development by analyzing financial statements, market information, and operational reports.
Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection and posting, making bank deposits, and preparing financial status reports.
Approve vendor invoices by reconciling work performed, ensuring insurance validity, coding charges, and managing communication between parties.
Control expenditures to stay within the approved budget.
Oversee lease enforcement, including approving applications, discounts, and renewals; conducting inspections; following notice requirements; evicting residents; and imposing/collecting fees.
Gather and interpret market trends to implement marketing and leasing strategies for occupancy and revenue goals.
Promote resident satisfaction and retention by responding to issues promptly and ensuring maintenance team compliance with service request standards.
Conduct regular property inspections to ensure safety, cleanliness, and appeal of the property, grounds, buildings, and amenities.
Supervise property staff through interviewing, hiring, orienting, training, and performance management.
Assist in managing client/owner relationships by meeting with owners, conducting tours, providing performance updates, and responding to requests.
Promote a positive image of the apartment community and management company.
