Requirements

  • Active WA Real Estate License
  • At least 3 years of residential property management experience
  • 5 years of supervisory experience
  • Strong working knowledge of landlord/tenant law, lease agreements, and the security deposit disposition process.
  • Previous management of teams is required.

Nice To Haves

  • BA Degree preferred
  • Hospitality/Customer Service experience preferred
  • Experience with property management systems is a plus

Responsibilities

  • Ensure all business conducted is in accordance with company policies, State and Federal Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, State governing Real Estate licensing authority, and all other pertinent laws.
  • Recruit and train team members, conduct annual performance appraisals, and fulfill the role of Hiring Manager.
  • Implement and enforce company policies within the property management team.
  • Work with the Broker to establish and implement marketing procedures and portfolio growth strategies.
  • Assist in the attainment of all growth/profit goals established by the Company.
  • Ensure Company operations function according to established quality assurance standards.
  • Establish and maintain external relationships (client, vendor, resident) to further the objectives, operating philosophy, and desired image of the Company.
  • Establish and monitor cost/expense control of property portfolios through regular reports from team members.
  • Ensure effective working relationships are established and maintained with all team members, identifying and correcting operational and communication discrepancies.
  • Ensure proper organizational coordination and vertical/horizontal communications.
  • Ensure efficient and effective administrative practices, including scheduling, contracting, and record keeping, recommending new methods as appropriate.
  • Ensure all financial information relevant to team operation is routinely monitored for accuracy and compliance.
  • Review monthly reports and decide on actions to resolve issues with team members.
  • Conduct periodic and annual performance evaluations of all direct reports.
  • Ensure all employees are active and productive, eliminating waste and non-productive time.
  • Resolve business and personnel problems or grievances, addressing potential problem areas before they negatively impact operational efficiency or reputation.
  • Act as the lead role in resolving portfolio-related legal/contractual disputes, keeping the Broker informed.
  • Develop and submit all required reports to the Broker within prescribed guidelines and dates.
  • Maintain sound business relations with customers, vendors, trade groups, employees, government agencies, and the community.
  • Maintain high morale and a focus on productivity among all staff.
  • Supervise and oversee timely property inspections and ensure appropriate documentation and reporting are completed according to Company policy.
  • Increase knowledge of the business and industry, especially legal, regulatory, and technical changes, and communicate this information to staff.
  • Maintain awareness of business trends, advances, and improvements, determining the economic impact of fiscal or political activities.
  • Conduct monthly staff meetings to communicate policy/procedure updates, legislative/regulatory updates, and technology changes.
  • Provide coverage for staff during extended illness or vacation schedules if necessary.
  • Perform other duties as assigned to further the best interest of the Company.
