The Property Maintenance Manager works closely with leasing and operations teams to ensure apartments are move-in ready, residents receive outstanding service, and every home reflects the professionalism and excellence of our company.

Responsibilities
- Lead and manage the maintenance team to ensure timely completion of work orders, high-quality unit turns, and exceptional service for residents.
- Establish and maintain systems, processes, and standards that drive efficiency, responsiveness, and accountability.
- Oversee maintenance requests, preventative maintenance schedules, and unit turn timelines to ensure apartments are move-in ready and resident needs are addressed promptly.
- Recruit, train, coach, and develop maintenance team members to maximize performance and growth.
- Conduct routine inspections of vacant units, common areas, and completed maintenance work to ensure company quality standards are met and properties remain well-maintained.
- Hold team members and trade partners accountable for workmanship, timelines, communication and customer service.
- Monitor occupancy readiness and work closely with the leasing team to prioritize upcoming move-ins.
- Identify opportunities for process improvements and implement solutions that increase efficiency and customer satisfaction.
- Maintain inventory of maintenance supplies, equipment, and tools while controlling departmental expenses.
- Ensure compliance with company policies, safety standards, and applicable housing regulations.
- Monitor departmental performance metrics and provide regular updates to leadership.
- Manage departmental budgets, resources, equipment, and vendor relationships.
- Achieve company goals for work-order completion times, resident satisfaction, preventative maintenance completion, and unit turn schedules.
- Address escalated resident concerns and ensure maintenance issues are resolved professionally, efficiently, and with a high level of customer service.
- Foster a culture of excellence, ownership, and continuous improvement within the maintenance team.
- Communicate regularly with leadership regarding departmental performance, staffing needs, operational challenges, and opportunities for improvement.
