About The Position

Our tenured client, a leading industrial real estate company in Central, NJ, is searching for an experienced Property Controller. In this role you will oversee accounting functions for an assigned portfolio, including GL, AR, AP and cash management. You will manage the month-end and quarter-end close process, including JE's, accruals, and financial statement preparation. You will deliver monthly, quarterly, and annual financial reports, and review and analyze financial statements. You will prepare annual operating budgets with property management and leasing teams, and perform detailed variance analysis comparing actual results to budget and prior periods. You will provide strategic financial insights to support asset management decisions and long-term portfolio planning. You will prepare annual CAM reconciliations and tenant billings, including supporting schedules and variance explanations. You will ensure proper vendor setup, contract compliance, and adherence to payment terms. You will provide financial analysis related to leasing activity, including tenant improvement allowances and leasing commissions.

Requirements

  • 5-8+ years of related industrial/commercial property controller experience
  • Bachelor’s degree (B.A. or B.S.) in Accounting or Finance from a four-year college or university is preferred; eight or more years related experience and/or training required.
  • Knowledge of accounting software
  • Advanced knowledge of Microsoft Excel, Word and Outlook.
