About The Position

The Property Cleaner is responsible for maintaining the cleanliness, appearance, and overall curb appeal of residential apartment communities. This role supports resident satisfaction by ensuring outdoor spaces, common areas, and property grounds are safe, well-maintained, and welcoming. The Groundskeeper performs routine landscaping, cleaning, and seasonal maintenance while assisting the Site Manager and Maintenance team in maintaining community standards. Responsibilities include landscape care, debris removal, snow and ice management, and supporting unit turns and property upkeep in accordance with company policies and procedures.

Requirements

  • High school diploma or equivalent required
  • Relevant experience in maintenance or a similar role preferred.
  • Strong mechanical and technical aptitude.
  • Basic computer skills for maintaining records and work orders.
  • Strong verbal and written communication skills for coordinating with tenants and the property management team.
  • Prior experience in property maintenance or facilities management preferred.
  • Dependability and adaptability to handle a variety of tasks and emergency situations.
  • Ability to walk, stand, and move around the property for extended periods, including climbing stairs and navigating various terrains
  • Ability to perform physically demanding tasks, including bending, lifting, pushing, pulling, and carrying heavy equipment and materials.
  • Ability to work in various environmental conditions, including indoor and outdoor settings, with exposure to extreme temperatures, dust, noise, and inclement weather.
  • Proficient in using tools and equipment safely, including hand and power tools, ladders, and safety gear.
  • Capability to respond to emergency situations that may require immediate physical intervention.
  • Strong problem-solving and critical thinking skills to assess and resolve maintenance and repair issues efficiently.
  • Attention to detail to ensure work is performed accurately and safely.
  • Ability to manage time effectively to prioritize tasks and meet deadlines for work orders and maintenance requests.
  • Capacity to handle high-pressure situations, such as emergency repairs and safety concerns, with a calm and focused approach.
  • Effective communication skills to interact with tenants, property management, and team members in a professional and empathetic manner.

Responsibilities

  • Wash, dry, fold, and organize linens, towels, bedding, and other property-related laundry items.
  • Sort laundry by color, fabric type, and washing requirements.
  • Inspect linens and towels for stains, damage, or excessive wear and report replacement needs.
  • Treat stains using approved cleaning methods and products.
  • Maintain laundry equipment, including cleaning lint traps and reporting malfunctions.
  • Ensure adequate stock of clean linens and supplies is available for property turnover and daily operations.
  • Replace bed linens and make beds according to company standards.
  • Organize and store clean laundry in designated areas.
  • Follow proper hygiene, sanitation, and fabric care procedures.
  • Manage laundry schedules to meet occupancy, guest, or tenant turnover deadlines.
  • Monitor and maintain overall property curb appeal and landscaping condition.
  • Monitor and maintain cleanliness and safety of sidewalks, parking areas, common spaces, and entrances.
  • Monitor and maintain proper irrigation operation and landscape health.
  • Monitor and maintain trash enclosures, laundry facilities, and shared community areas.
  • Monitor and maintain snow and ice conditions during winter months to maintain safe access throughout the property.
  • Assist with cleaning, debris removal, and preparation tasks for unit turn readiness.
  • Identify and report potential safety hazards or property concerns.
