About The Position

Raymour & Flanigan Real Estate manages over 16 million square feet of various properties and is seeking an experienced professional for a Property & Construction Project Manager role. This position offers the variety of facilities management combined with the satisfaction of completing property-improvement and construction projects. The role involves overseeing an assigned portfolio, managing repair, maintenance, and improvement projects from inception to completion. Responsibilities include developing project scopes, coordinating replacements, reviewing contractor proposals, and addressing urgent building issues. This is an owner-side opportunity with broad exposure to different properties, trades, and project types, offering significant authority to develop solutions, build contractor relationships, and see direct results. The ideal candidate is organized, decisive, comfortable making field decisions, and ready to take ownership of a diverse portfolio and project load.

Requirements

  • 7 or more years of relevant experience in commercial facilities, construction, project management, or property operations.
  • Demonstrated ability to independently manage multiple projects and priorities with limited supervision.
  • Hands-on knowledge of commercial construction, building systems, or facilities operations.
  • Ability to review contractor proposals and recognize missing scope, questionable pricing, or incomplete information.
  • Strong financial accountability—comfortable owning project budgets, approving invoices, and tracking spend.
  • Confident communicator with contractors, business leaders, and internal partners.
  • Proficiency with Microsoft Excel, Outlook, Teams, or similar business platforms.
  • Willingness to participate in a rotating after-hours response schedule for emergency and priority situations.
  • Ability to travel to properties across the company’s Northeast footprint, with occasional overnight travel required for project needs.
  • Ability to access roofs, climb ladders, and walk active retail, warehouse, and construction environments.

Nice To Haves

  • Experience in commercial construction, retail, warehousing, hospitality, or another occupied-building environment.
  • Familiarity with HVAC, roofing, electrical, plumbing, flooring, building envelope, or life-safety systems.
  • Experience reading architectural drawings, site plans, specifications, or equipment schedules.
  • Understanding of construction sequencing, trade coordination, permitting, ADA, or building-code requirements.
  • Comfort with AI tools as part of daily workflow, and genuine interest in how technology improves construction and property operations.

Responsibilities

  • Oversee the day-to-day needs of an assigned portfolio of commercial properties.
  • Proactively identify repairs, maintenance needs, and opportunities for improvement.
  • Manage service requests from initial review through vendor assignment, follow-up, and completion.
  • Respond to priority issues with practical judgment and a solutions-focused approach.
  • Identify recurring problems and develop longer-term solutions.
  • Maintain properties that are safe, functional, clean, and welcoming for customers and associates.
  • Manage a variety of small and midsized projects (typically lasting several days to one month and generally ranging from $10,000 to $100,000, with occasional larger-scale assignments).
  • Assess field conditions and define project needs.
  • Translate operational requirements into clear scopes of work.
  • Solicit and compare contractor proposals—reviewing pricing, quantities, exclusions, and scope gaps.
  • Recommend contractors and coordinate purchase-order approvals.
  • Develop and monitor project schedules.
  • Coordinate work around store operations, deliveries, and customer access.
  • Represent the company on active construction sites—holding contractors to standards of safety, cleanliness, quality, and communication.
  • Manage punch lists, change orders, warranties, invoices, and closeout documentation.
  • Maintain consistent project records and updates through Amana, our proprietary property-management platform.
  • Develop productive working relationships with general contractors and skilled-trade vendors.
  • Help expand our contractor network across your assigned region.
  • Hold vendors accountable for responsiveness, pricing, workmanship, and schedule.
  • Professionally resolve concerns involving scope, quality, or payment.
  • Coordinate with store and warehouse leaders, landlords, and internal teams as needed.
  • Maintain complete project records: budgets, schedules, proposals, photos, approvals, change orders, punch lists, and closeout documents.
  • Use Microsoft Excel, Teams, Amana, and available AI tools to keep work visible, organized, and efficient.
  • Track project costs, identify savings opportunities, and look for ways to combine similar work across multiple properties.
  • Help test and shape new project-management capabilities as they are introduced within Amana.
