About The Position

We are seeking a detail-oriented and analytical professional to join our team as a Property Analyst. This role will support the asset and property management teams through in-depth financial analysis, reporting, and performance monitoring across a portfolio of commercial assets. The Property Analyst will play a key role in evaluating property performance, identifying trends and variances, and supporting strategic decision-making through data-driven insights.

Requirements

  • Undergraduate degree in Finance, Accounting, Real Estate, or a related field.
  • 2–5 years of experience in real estate, property management, asset management, or financial analysis.
  • Strong financial acumen with the ability to interpret and analyze complex datasets.
  • Advanced proficiency in Microsoft Excel (financial modeling, pivot tables, data analysis).
  • Understanding of commercial real estate fundamentals (office, retail, industrial).
  • Strong analytical and problem-solving skills with high attention to detail.
  • Ability to synthesize data into clear, concise insights for decision-making.
  • Excellent organizational and time management skills; ability to manage multiple priorities and deadlines.
  • Strong communication skills, both written and verbal.
  • Proactive, collaborative, and results-oriented mindset.

Nice To Haves

  • Experience with property management/accounting systems (e.g., Yardi) is an asset.

Responsibilities

  • Analyze monthly financial statements, including income statements, rent rolls, and operating expense reports.
  • Perform detailed variance analysis (budget vs. actual, prior year comparisons), identifying key drivers and providing actionable insights.
  • Prepare and distribute monthly, quarterly, and ad hoc financial reports for internal stakeholders and ownership.
  • Assist in the preparation and review of annual operating budgets and reforecasts.
  • Analyze tenant sales reports (for retail assets) and identify trends, risks, and opportunities.
  • Monitor leasing performance metrics including occupancy, net effective rents, and lease turnover.
  • Support rent reviews, escalations, and revenue optimization strategies.
  • Conduct accounts receivable (AR) analysis, including aging reports and collection trends.
  • Work closely with property management and accounting teams to track arrears and support collection strategies.
  • Support due diligence processes by reviewing historical financials and operating performance.
  • Collaborate with Property Managers and Asset Managers to ensure accuracy and consistency of financial data.
  • Assist with special projects, portfolio analysis, and strategic initiatives.
