About The Position

The Sr. Property Accountant will be responsible for a variety of general accounting tasks, including general ledger review, financial statement preparation, balance sheet and sub-ledger reconciliations, accruals, and high-level monthly variance explanations. This role involves maintaining and ensuring the accuracy of GAAP rent calculations, determining and placing assets in service, calculating and recording depreciation, and performing reasonableness reviews. The accountant will also prepare detailed reporting packages for joint venture partners, manage monthly funding requests and loan draws, and analyze PPA related accounts and derivatives. Additionally, the position supports outside auditors with requests and financial statement preparation, prepares supporting documents for annual tax packages, processes manual billings and refunds, and maintains supplemental ledgers. Daily cash recording and reconciliation, expense participation (EP) management, lease review, and peer review for EP setup are also key responsibilities. The role requires assisting management offices with accounting-related questions and setting up jobs and processing pay applications for TI/Capital within the JDE job cost module.

Requirements

  • Bachelor’s degree in accounting or finance, required; CPA, highly preferred. (18 hours of accounting coursework required)
  • 3-5+ years commercial real estate accounting experience, or public accounting audit or other commensurate experience.
  • Strong problem solving, analytical and communication skills required.
  • Proficiency in Excel – Intermediate Level
  • Ability to consistently apply education, experience and good judgement to the job responsibilities at a consistently high level of performance, both in quantity and quality.
  • Ability to consistently and resourcefully handle multiple priorities under rapidly changing circumstances and goals, including within short timelines.

Responsibilities

  • General ledger review, financial statement preparations, balance sheet/sub-ledger reconciliations, accruals, quarterly re-forecast review, and high-level monthly variance explanations.
  • Maintain, record, and ensure accuracy of GAAP rent calculation, including monthly analytic review.
  • Determine assets to place in service monthly. Place required assets in JDE fixed asset module, calculate and record depreciation, and perform reasonableness review.
  • Prepare and ensure accuracy of joint venture partner’s detailed reporting package monthly.
  • Prepare monthly funding requests and loan draws for applicable properties.
  • Maintain and analyze PPA (purchase price allocation) related accounts and any related derivatives as required.
  • Assist with outside auditor’s one-off requests, prepare audit PBCs, and prepare audit financial statements including Balance Sheet, Income Statement, Statement of Equity, and Statement of Cash Flows.
  • Prepare supporting documents for annual tax packages.
  • Process manual billings, billing adjustments, refunds, and maintain supplemental ledgers using accounting operating system.
  • Record daily cash and perform daily reconciliations of cash.
  • Input EP information into JDE system for all customers on assigned properties, prepare pre-bills, annual true-ups, budget and reforecast for EP by customer.
  • Perform lease review for assigned properties, and peer review for EP set up.
  • Assist management offices, when necessary by researching issues and responding timely to their accounting related questions.
  • Set up jobs and process all pay apps for TI/Capital on assigned properties within the JDE job cost module.
