About The Position

Reporting to the Project Manager, the Superintendent is expected to display a proactive resourcefulness to solving, anticipating, and preventing problems while working with a sense of urgency. They must be able to read and understand plans and specifications, and build high-quality homes through the management of trade contractors, holding them accountable to their contracts for service. The role involves motivating trade contractors and suppliers to achieve the required quality and performance standards, and demonstrating the ability to manipulate a construction schedule to effectively complete the job safely, on time, and on budget. Communication with management is key to cut building costs and resolve complications. The Superintendent must also demonstrate the ability to work with clients professionally, set proper expectations, and display an awareness of construction to ensure client confidence. Promoting and having knowledge of other Homes By Dickerson communities, initiatives, and standards, as well as attending seminars, training sessions, and company meetings on production-related subjects are also expected.

Requirements

  • B.S. in Construction or Related Field
  • Ability to maintain a composed problem-solving approach when pressed for time

Responsibilities

  • Manage individual job sites, including maintaining a clean job site, silt fence maintenance, maintaining accessibility to homes, maintaining finished homes, and maintaining job site safety.
  • General Neighborhood Upkeep, including keeping neighborhoods presentable, scheduling street cleaning, maintaining undeveloped lots, and managing common areas.
  • Material management, including checking in major deliveries, managing fill-in order requests, and scheduling material returns.
  • Manage PO System/Budget/Invoices, including issuing purchase orders, issuing variance purchase orders, assigning VPO's, monitoring project budget line items, and reviewing/vetting/approving invoices.
  • Inspect all phases of construction for quality, per plans and specifications, and adjust/provide feedback on design and details.
  • Compile, schedule, and complete pre and post-orientation punch lists.
  • Manipulate a construction schedule while managing day-to-day activities to effectively complete the job on time, including providing lead times, following up with contractors/vendors, knowing job status, managing municipality inspections, and distinguishing/prioritizing critical and urgent job planning.
  • Demonstrate knowledge and implementation of building high-performance home components.
  • Consult with engineers, architects, and designers on design problems.
  • Price and expedite appropriate level of customer change orders.
