About The Position

HOK is seeking a Project Manager to join their Interior Design team in Dallas. This role is responsible for managing projects from inception to completion, directing employees and consultants to ensure adherence to plans, budgets, and schedules. HOK's interior design teams focus on creating holistic solutions that reflect client identity and aspirations.

Requirements

  • Advanced knowledge of design principles and the ability to interpret design concepts and layouts, including commonly used concepts, practices, and procedures within the profession.
  • Knowledge of design techniques, tools, and principles involved in the production of precision technical plans, blueprints, drawings, and models.
  • Advanced knowledge of design, trends, construction methodology, materials application, and manufacturer-supplier appropriateness.
  • Advanced knowledge of furniture types, vendors, fixtures and equipment, architectural/interior finishes, lighting, art signage, color, and materials to carry out design intent.
  • Knowledge of building regulations and safety codes.
  • Advanced knowledge of sustainability, integrated design, and LEED guidelines.
  • Knowledge of buildingSMART, Building Information Modeling (BIM) and Integrated Project Delivery (IPD).
  • Proven ability to prioritize tasks to meet deadlines and provide high-quality service to clients.
  • Ability to effectively meet deadlines.
  • Ability to communicate effectively, both verbally and in writing.
  • Ability to work in a team environment.
  • Bachelor’s degree in interior design or architecture or equivalent in education or experience from a CIDA or NAAB accredited institution.
  • 7 plus years' prior experience in interior design practice with 5 years prior project management experience in all phases of projects through post-occupancy.
  • LEED credential required within 12 months of employment.

  • RID or NCIDQ certification preferred.
  • If registered Architect, NCARB registration preferred and current registered member of AIA (or OAA, if applicable) preferred.

Responsibilities

  • Consult with clients to determine functional and spatial requirements, preparing information on design, specifications, materials, color, equipment, estimated costs, and construction time.
  • Plan project layouts and integrate elements into a unified design for client review and approval.
  • Prepare client and consultant agreements for Principal review and execution.
  • Implement all phases of a design project, including contracts, budgeting, scheduling, planning, design, documentation, specifications, and construction, with furniture selection and specification.
  • Manage client expectations regarding project scope, budget, and schedule, ensuring clear understanding of HOK's services and timelines.
  • Maintain positive client relationships throughout the project, keeping clients informed of progress and initiating contact with key individuals for clarification, coordination, and negotiation.
  • Manage projects using Deltek Vantagepoint, including work plans, team member identification, budget, consultants, schedule, fees, labor costs, and project change notices, and is responsible for the financial outcome of projects.
  • Develop detailed project schedules and communicate key deliverable dates to the project team, planning, organizing, and managing the team's work with clear tasks and expectations.
  • Provide leadership, resources, and technical advice for construction documents for interior environments, ensuring adherence to design intent.
  • Ensure project documentation and contracts comply with Project Delivery Board standards, producing written documentation using HOK standard formats.
  • Review documents for compliance with building and ADA codes, overseeing coordination and quality assurance of documents to ensure they align with design intent.
  • Represent clients in obtaining bids and awarding construction contracts, potentially assisting with fee and contract negotiations.
  • Communicate with consultants, contractors, sub-consultants, and other disciplines to ensure project details are carried out, including technical issues and project information during contract administration.
  • Foster and maintain collaborative relationships with the Project Leadership Team and other Project Managers to avoid scheduling conflicts.
  • Incorporate Integrated Sustainable Design solutions into projects.
  • Mentor and direct less experienced staff, participate in professional development reviews and 'Lessons Learned' sessions.
  • Take personal responsibility for fostering a green workplace through sustainable work practices.
  • Foster a commitment to external and internal client service.
  • Explore and identify new opportunities to add or enhance professional services with existing clients.
  • Participate in selected marketing and business development opportunities.
  • Assist in the development of fee proposals for marketing proposals.
  • May participate in developing the annual business plan for the interiors discipline.
  • Develop and maintain positive relationships with consultants, contractors, and jurisdictional/approval agencies.
