About The Position

We are a leading commercial door and hardware solutions provider, delivering expert Division 8 services—including doors, frames, hardware, card access systems, and turnkey overhead door installations. Our commitment to quality, precision, and collaboration drives every project we take on. As our Division 8 Contract Hardware Project Manager, you will lead the execution of commercial hardware projects from contract award through closeout. You’ll coordinate submittals, procurement, installations, and billing, working closely with GCs, architects, vendors, and service teams. Your role ensures our projects remain on schedule, on budget, and aligned with construction specifications.

Requirements

  • 3+ years of project management experience in commercial construction, specifically with Division 8 (doors, frames, hardware) projects.
  • Proficiency in interpreting architectural drawings, door/hardware schedules, and specifications.
  • Experience with procurement, ordering, and managing vendor relationships.
  • Excellent verbal and written communication and organizational skills.
  • Strong problem-solving ability and attention to detail.
  • Proficiency with Microsoft Office.
  • Valid driver’s license.

Nice To Haves

  • Experience with project management or detailing software preferred.
  • Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
  • At least 3 years of relevant Division 8 or commercial construction experience preferred.

Responsibilities

  • Manage Division 8 projects (doors, frames, hardware, card access, overhead doors) from inception through closeout.
  • Prepare and coordinate submittals, shop drawings, purchase orders, and change orders.
  • Perform site visits to assess readiness, verify existing conditions, and drive install quality.
  • Coordinate material procurement, including ordering, delivery scheduling, and billing.
  • Track project progress, monitor costs, and manage vendor relationships to optimize profitability.
  • Communicate regularly with general contractors, architects, product reps, and building owners.
  • Maintain project documentation, including contracts, contracts updates, and change order logs.
  • Support the implementation of company software systems (e.g., procurement or detailing tools) and train internal teams as needed.
