About The Position

As a Project Manager, you will provide technical support to the property managers and will be accountable for overall project planning, tendering and construction management for the assigned commercial portfolio. This is a hybrid position which involves 4 days in-office.

Requirements

  • Post-secondary degree or diploma in a related field (Construction Management, Engineering, Architecture, or similar).
  • 5+ years of experience in project management or project coordination within commercial or industrial construction.
  • PMP certification.
  • Strong technical skills, with the ability to read blueprints and specifications.
  • Knowledge of contract administration, procurement processes, and construction best practices (CCDC and other applicable documents).
  • Owner's Representative experience.
  • Proficiency in MS Office Suite.

Responsibilities

  • Manage capital, landlord, and tenant improvement projects from scope development through completion, ensuring delivery on time and within budget.
  • Act as Owner’s Representative, protecting client interests and ensuring compliance with company policies, regulations, and project requirements.
  • Develop and execute annual capital improvement programs to enhance portfolio value.
  • Coordinate consultants, engineers, contractors, Property Management, Leasing, and other stakeholders throughout the project lifecycle.
  • Prepare project scopes, budgets, capital approvals, tender analyses, RFQs/RFPs, and financial forecasts.
  • Monitor project costs, variances, commitments, cost-to-complete, schedules, and overall financial performance; provide regular reporting.
  • Manage procurement and contract administration, including tendering, CCDC agreements, bonding, payables, and project close-out documentation.
  • Conduct site inspections, construction meetings, quality control reviews, and safety assessments; identify and resolve issues and disputes.
  • Obtain and maintain required municipal approvals, permits, entitlements, as-builts, and other regulatory documentation.
  • Deliver high-quality client service, drive continuous process improvements, and support BGO’s environmental sustainability and corporate social responsibility initiatives.
