Our Project Managers are at the center of that delivery — leading complex, high-value projects that define our reputation in the market. The Project Manager owns the full lifecycle of complex commercial foodservice construction and equipment projects — from pre-construction planning through final closeout. This role manages scope, schedule, budget, procurement, subcontractor relationships, and client communication simultaneously, while serving as the primary day-to-day owner of project execution. The right candidate has solid experience in commercial construction or equipment contracting, communicates clearly at the owner and GC level, and drives projects to completion with limited oversight. This is an individual-contributor role with no direct reports; the focus is on owning project execution and following established process at Kamran & Company.

Requirements

  • Bachelor's degree in Construction Management, Engineering, Architecture, Business, or related field required.
  • 3+ years of project management experience in commercial construction, foodservice equipment, or related contracting environment.
  • Track record managing projects from $500K to $5M with accountability for schedule and budget.
  • Proficiency with AIA billing, percentage-of-completion accounting, and subcontract management.
  • Strong working knowledge of construction documents, submittal processes, RFI management, and closeout procedures.
  • Exceptional communication skills — written and verbal — at the owner, GC, and trade level.
  • High organizational discipline and the ability to manage multiple active projects simultaneously without sacrificing detail.

  • Experience in commercial foodservice equipment procurement, design-build contracting, or kitchen construction.
  • Familiarity with Procore or comparable construction project management platforms.
  • Experience with NetSuite or comparable ERP system.
  • PMP certification or equivalent project management credential.

Responsibilities

  • Own the project from award to closeout. Manage all phases of assigned projects with full accountability for schedule, budget, and client satisfaction. No handoffs — you own it start to finish.
  • Build and hold the schedule. Develop detailed project plans with sequenced milestones, procurement lead times, installation windows, and inspection requirements. Maintain schedule discipline throughout execution.
  • Manage the budget. Establish project budgets, track actuals against cost-to-complete, and manage buyout to protect margin. Flag variances early and take corrective action before they become problems.
  • Drive change order discipline. Identify, document, and price all scope changes. Ensure change orders are captured, approved, and billed. Unexecuted scope changes are a margin leak — you close that gap.
  • Coordinate the full project team. Work with internal Project Coordinators, field installers, fabrication shop coordination, and subcontractors. Everyone on the project knows their role and what is expected.
  • Serve as the primary client contact. Own the client relationship from kickoff through final acceptance. Proactive communication, accurate status updates, and fast resolution of issues are non-negotiable.
  • Interface with GCs and ownership groups. Represent Kamran & Company at owner meetings, OAC meetings, and site coordination calls. Communicate with authority and precision.
  • Manage submittits and RFIs. Oversee the submittal process, track RFI responses, and ensure design and procurement decisions are made on time to protect the schedule.
  • Deliver structured status reporting. Maintain clear, current project dashboards and provide regular written updates to internal leadership and clients. No surprises.
  • Own the WIP on your projects. Work with the FP&A Analyst and Accounting to ensure your projects have accurate cost-to-complete estimates, current billing positions, and no stale data in the WIP report.
  • Manage AIA billing. Prepare and submit timely AIA applications for payment. Understand percentage-of-completion mechanics and ensure billing reflects true project progress.
  • Protect margin through procurement. Drive buyout discipline — identify savings versus estimate and flag exposure. Every dollar of buyout savings is a dollar of margin protected.
  • Track and close retainage. Pursue retainage release proactively at closeout. Retainage sitting idle is cash that belongs to the company.
  • Follow project process standards. Adhere to documentation standards, update cadences, and WIP accuracy on your projects.
  • Contribute to PM process improvement. Identify workflow gaps, tool improvements, and process breakdowns. Bring solutions, not just observations.
