This role is for a Project Manager focused on healthcare projects, based in St. Louis, Missouri, with no travel required.

Requirements

  • Bachelor’s degree related to the construction industry.
  • 5 years’ experience in project engineering, construction project management, or related activities.
  • Exposure to healthcare projects in excess of $20 million.

Responsibilities

  • Developing, maintaining, updating, distributing, and managing estimates.
  • Observing and monitoring the performance of the Superintendent.
  • Overseeing change orders and the billing process.
  • Supervising subcontractor performance.
  • Ensuring the project meets quality and performance specifications and regulatory requirements.
  • Managing the start-up of the project.
  • Reviewing costs against estimates for each total project.
  • Updating labor productivity reports.
  • Developing, maintaining, updating, distributing, and managing estimates.
  • Informing the Vice President/Project Director of needed change orders.
  • Developing or ensuring the development of a detailed schedule with milestones and a critical path that meets contractual obligations and the time requirements of the client.
  • Identifying project-staffing needs.
  • Assigning actual operational personnel to the project in conjunction with the appropriate Vice President.
  • Planning with the Superintendent to obtain the number and type of craft workers needed.
  • Ensuring a project management plan incorporating the client’s requirements and expectations are developed and implemented for the project.
  • Developing the overall plan for constructing the project, including methodology, means and master schedule.
  • Ensuring a smooth flow of financial information to support functions.
  • Ensuring billing is done accurately and in a timely fashion to ensure a positive cash flow for the organization.
  • Monitoring accounts receivable based on aged receivables reports and contacting clients or subcontractors to determine reasons for non-payment.
  • Regularly studying the labor productivity report and budget status and taking action as required to keep the project on budget.
  • Reviewing and approving charges to the project.
  • Ensuring daily logs, test reports, inspection reports and permits are maintained.
  • Reporting and documenting issues giving rise to potential claims and keeping VP/PD informed of these issues on a timely basis.
  • Ensuring reporting and maintenance of all safety-related and quality management documentation.
  • Coordinating support functions including project start-up with internal and external team members.
  • Managing the project according to The Company systems, policies and procedures to ensure it is effectively and efficiently constructed and coordinated.
  • Managing risk exposures on the project.
  • Managing and monitoring the critical path on the master schedule.
  • Ensuring the Project Engineer manages and monitors all assigned aspects of the schedule.
  • Conducting daily meetings with the Project Engineer(s) and Superintendent to ensure coordination of the project.
  • Ensuring the Project Engineer and Superintendent work together effectively.
  • Conducting regular meetings with subcontractors to coordinate activities, review progress and address issues.
  • Reviewing change orders and scheduling them into the project.
  • Defining the roles and responsibilities of each member of the project team that is a direct report.
  • Developing and maintaining an effective working relationship with employees and the workforce on the project site.
  • Building a positive, results-oriented culture among the project team.
  • Challenging the project team to achieve results they may not think is possible.
  • Maintaining knowledge of field trade technologies, methodologies and concerns.
  • Understanding the productivity needed from each field trade to meet project schedule and budget.
  • Observing and monitoring the performance of the Project Engineer(s) and Superintendent.
  • Providing ongoing feedback and coaching to enhance their performance.
  • Conducting performance reviews with direct reports.
  • Identifying personnel with the potential to assume more responsibility and discussing their potential with the Vice President/Project Director.
  • Demonstrating ability to effectively create, interpret and execute contracts.
  • Effectively managing change order and billings process, and directing meetings.
  • Successfully managing subcontractors including dispute resolutions and timely processing of pay requests.
  • Developing and maintaining an effective working relationship with subcontractors.
  • Ensuring subcontractors are clear about the scope of work for which they are accountable.
  • Ensuring subcontractors have the information needed to fulfill their obligations, including blueprints, drawings, specifications, scheduling information, access to the project site, etc.
  • Monitoring subcontractor performance, relying on direct observation, observations of the Superintendent and Project Manager, labor productivity reports, etc.
  • Holding subcontractors accountable for fulfilling their obligations to the client and the Company.
  • Approving subcontractor invoices for payment.
  • Comparing work billed with work performed and keeping them in balance.
  • Managing all labor relations and jurisdiction.
  • Effectively implementing the Company buy out procedures (bid packs).
  • Ensuring the project meets quality and performance specifications and regulatory requirements.
  • Conducting daily inspections of the project to ensure work is being done appropriately.
  • Ensuring all project work is supervised by qualified the Company project management personnel.
  • Serving as a liaison with local inspectors.
  • Building and maintaining a positive working relationship with the client and the client’s agents.
  • Understanding key issues of the client’s business and factors critical to the operation of the facility/processes on site.
  • Maintaining a high level of client confidence and satisfaction by ensuring the project is constructed and delivered as contracted, and all systems and equipment function properly at the conclusion of the project.
  • Ensuring the construction experience is positive from the perspective of the client and employees of the client who may be on the site.
  • Keeping the client apprised of developments in the project, including any change orders that may be needed, change in timelines, etc.
  • Maintaining high accessibility to the client and the client’s agents through regular meetings, calls and correspondence.
  • Promptly responding to client questions and concerns.
  • Positioning The Company for repeat business with the client.
  • Staying alert for subsequent projects and discussing business leads with the Vice President/Project Director.
  • Communicating effectively with owner top management when required.
  • Thorough knowledge of Built In Safety policies and practices.
  • Knowing, practicing and enforcing the Company safety policies and procedures.
  • Modeling and reinforcing safety as the top priority on the project site.
  • Always wearing a hard hat and other appropriate personal protective equipment in the field.
  • Using Risk Management and Safety Departments as a resource in managing a safe project.
  • Keeping these departments apprised of project developments.
  • Leading safety meetings.
  • Establishing clear safety expectations for all on the project site, including subcontractors and visitors.
  • Implementing safety incentive program, if there is one for the project.
  • Monitoring the project site for compliance with safety policies and practices and correcting any safety violations.
  • Taking appropriate action (including disciplinary action) when adequate safety measures have not been taken.
  • Ensuring accidents are reported and investigated in accordance with Company policy.
  • Personally responding to OSHA visits.
  • Documenting safety violations.
  • Meeting or exceeding target profits on assigned projects.
  • Reviewing costs against estimates for each total project and tracking variances weekly.
  • Approving invoices within a five-day period and validating cost codes for payment.
  • Responsible for monthly project projections to include pending items and keeping expense and projections up to date—reviews weekly.
  • Approving subcontractor extra work timesheets.
  • Verifying and approving salary and contract personnel timesheets weekly.
  • Fulfilling MBE requirements.
  • Managing and directing Project Engineers, Superintendents and non-supervisory administrative employees.
  • Being responsible for the overall direction and management of these employees.
