About The Position

The Project Manager is responsible for planning and supervising a wide range of construction projects from pre-construction to closeout, ensuring they are completed on time, on budget, and efficiently. This role requires deep knowledge of construction methodologies and procedures, and the ability to coordinate professionals across disciplines to deliver exceptional results. As part of a new office, the Project Manager will play a foundational role in building something from the ground up with an incredible, fast-growing company. Responsibilities

  • Represent Spyder Construction with professionalism and honesty.
  • Serve as the primary contact for other team members to answer all questions relating to the contracted scope of work, schedule, and overall status of the project.
  • Has full accountability and ownership for all aspects of every project for which the Project Manager is assigned and manages from Pre-Construction to Project Close Out
  • Ensures proper project documentation by using Spyder Construction’s SOPs for files, folders, and forms.
  • Adheres to employment guidelines.
  • Partners with the Project Director to gain a full understanding of the plans and specifications as they relate to the overall contracted scope of work for each project prior to mobilization.
  • Reviews and understands prime contractual obligations with special attention to project milestones, period of performance dates, and liquidated damages.
  • Facilitates all aspects of pre-construction including creating and submitting RFIs, submittals, customer selections needed to complete contracted scope of work, subcontractor vetting, and subcontract agreement execution.
  • Attends the Project Kick-off Meeting scheduled by Project Director with the customer. Ensure all aspects of the project are addressed prior to mobilization.
  • Schedules internal Pre-Construction Meeting with the Operations Team to review scope, identify the site plan, and ensure all Superintendents and Foreman engaged in the project have a full understanding of project expectations.
  • Conducts the Pre-Construction Scope of Work Walk with the assigned Superintendent and/or Foreman to identify site plan access, safety hazards, execute proper site set-up, and establish laydown areas.
  • Creates the project master schedule and builds the initial 3-week Look Ahead Schedule (LAS) and reviews with the assigned Superintendent assigned to the project.
  • Completes subcontractor buyout by defining subcontractor scope of work and executes proper subcontractor agreements before commencing any work and/or material is procured.
  • Ensures all insurance requirements have been met or exceeded against the prime contract.
  • Ensures all subcontractor agreements are in alignment with the prime contract and all project-specific details are spelled out within the prime contract.
  • Ensures proper 1099 status, W9 taxpayer identification form, and workman’s compensation waiver forms are accurately completed prior to commencing any work and/or material procured.
  • Communicates any material procurement issues identified with the Project Director.
  • Obtains building permits as required and follows all government guidelines for each permit and project.
  • Secures project resources in the most cost-effective manner and ensures they are on-site at the appropriate time.
  • Establishes and fosters positive long-term relationships with new and existing subcontractors across our vendor network.
  • Maintains a thorough understanding of each project’s status and all issues impacting the production of each project they manage. Communicates any discrepancies, concerns, or potential issues pertaining to the project with the assigned Project Director and Construction Manager.
  • Monitors all construction costs and financial projections and protects each project from margin fade.
  • Owns communication of project status with the customer and project team.
  • Coordinates and directs weekly Owner / Architect / Contractor (OAC) meetings as required to manage client expectations and communicate the status of ongoing project activities, financials, and document control.
  • Runs Project Reviews by presenting the budget, schedules, and financial implications to the General Manager.
  • Maintains a master schedule for each project through the anticipated project closeout date.
  • Lead all project walks including pre-punch, demo, rough, pre-drywall/paint, punch, final inspections, and closeout.
  • Ensures Spyder Construction’s standards of workmanship and safety by completing quality control and site safety inspections with the Superintendent.
  • Adheres to all OSHA and environmental regulations.
  • Attends Project Close Out meeting as scheduled by Construction Manager.
  • Ensures all punch list items are addressed.
  • Executes proper site laydown.
  • Acts as an integral part of the Spyder Construction reporting structure by managing Superintendents and Foreman who will report into Project Manager
  • Leads, mentors, and manages the Operations Team by ensuring the roles and responsibilities of the assigned Superintendent and Foreman are effectively managed and executed.
