Mutual Housing California is seeking a Project Manager to lead multifamily affordable housing development projects — including a growing pipeline of factory‑built housing (FBH) and Zero Net Energy (ZNE) communities. This role manages projects from early feasibility through construction completion and permanent financing. Requirements

  • Strong commitment to resident‑centered, permanently affordable housing.
  • 2–4 years of experience in affordable housing development, finance, or community development; Master’s degree preferred.
  • Proven negotiation skills and experience managing consultants, contractors, and development partners.
  • Interest in innovative, sustainability‑driven development approaches (FBH, ZNE, Passive House, green building).
  • Ability to build collaborative relationships with contractors, residents, public agencies, lenders, funders, and community partners.
  • Excellent verbal and written communication skills, including clear, professional writing.
  • Strong problem‑solving abilities, high organization, and comfort managing multiple priorities independently.
  • Demonstrated financial feasibility analysis skills and familiarity with development budgets and proformas.
  • Ability to work effectively in team‑based and multicultural environments.
  • Commitment to green building principles and sustainable operations.
  • Ability to travel within a 60‑mile radius and work occasional evenings/weekends.
  • Proficiency in Microsoft Word, Excel, and Outlook.

Nice To Haves

  • Experience developing or financing at least one multifamily affordable housing project or coordinating a neighborhood revitalization/housing program.
  • Knowledge of ZNE, Passive House, and other green building certifications.
  • Experience preparing successful grant proposals, government contracts, and loan applications.
  • Ability to analyze complex legal contracts, loan documents, and regulatory policies.
  • Experience maintaining strong funder relationships.

Responsibilities

  • Lead FBH and ZNE development projects, including direct coordination with factories, general contractors, and architects.
  • Oversee local government review and approval processes.
  • Evaluate and recommend contractors; negotiate and manage contracts for architectural, engineering, and construction services.
  • Build and maintain development budgets, financial proformas, and feasibility analyses.
  • Prepare and submit funding applications (loans, grants, tax credits) and manage closings.
  • Prepare billings and maintain accurate predevelopment and construction expenditure records.
  • Coordinate inspections and progress payments during construction/rehab.
  • Complete required reporting for financing agencies and internal stakeholders.
  • Support Asset Management with building component assessments and long‑term planning.
  • Engage residents and neighborhood stakeholders in acquisition/rehab design processes.
  • Conduct due diligence: appraisals, inspections, title review, environmental analysis, and market studies.
  • Represent Mutual Housing in community organizations as needed.
  • Advance Mutual Housing’s mission through additional duties as assigned.
