About The Position

Flintco, LLC has an opening for a Project Manager in Tulsa, OK. The Project Manager will act as the liaison between Flintco, owner representatives, major subcontractors, architects, and engineers, providing valuable input based on construction expertise to benefit commercial construction projects. This role is responsible for providing management supervision to project personnel on assigned construction projects, ensuring projects are completed in compliance with Flintco 4 Life, within budget, and on schedule. The Project Manager is responsible for the overall management direction for all functions required to successfully deliver projects, including assuring sufficient resource allocation and client satisfaction. They will supervise assigned subordinate Project Administrators, Office Engineers, Project Engineers, Assistant Superintendents, Superintendents, and Assistant Project Managers. The role involves reviewing the preparation and culmination of project estimates and bids, collaborating with management in selecting and assigning project personnel, and reviewing the selection of subcontractors and completion of contract arrangements. Additionally, they will review proposed materials and shop drawings from subcontractors and suppliers, review preliminary and detailed project schedules with project personnel, and ensure that all required project management/administrative pre-requisites are prepared and submitted to the architect and properly administered. The Project Manager will collaborate with the Project Superintendent in overseeing material delivery and receipt, monitor construction activities, resolve problems and issues, review monthly project status reports and project billings, and ensure "punch list" items and closeout documentation are completed and submitted. Participation in and expedition of the fair settlement of final disputes, litigation, and final payment dispositions is also a responsibility. The role may supervise project management personnel and field crews and will work in various unanticipated project locations throughout the U.S.

Requirements

  • Bachelor's degree in Construction Management, Construction Technology, Civil Engineering, or a related field
  • 5 years progressive experience
  • 5 years must include experience in construction management, including estimating, project management, scheduling, cost control, and personnel administration.
  • 5 years must include experience with (1) Preparing detailed construction project plans, schedules, and estimates to make proper modifications to such, using a personal computer and software P6 Scheduling
  • 5 years must include experience with (2) Reading and interpreting construction drawings, shop drawings, and technical specifications
  • 5 years must include experience with (3) Calculating square footage, volumes and percentages using a personal computer and calculator
  • 5 years must include experience with (4) Application skills in geometry, trigonometry and algebra
  • 5 years must include experience with (5) Using personal computers and software programs (1) P6 Scheduling and (2) Procore OR Prolog
  • 5 years must include experience with (6) Managing project teams and large groups of personnel

Responsibilities

  • Provide overall management direction for all the functions required to successfully deliver projects, including assuring sufficient resource allocation and client satisfaction.
  • Supervise assigned subordinate Project Administrators, Office Engineers, Project Engineers, Assistant Superintendents, Superintendents, and Assistant Project Managers.
  • Review preparation and culmination of project estimates and bids, and collaborate with management in selecting and assigning project personnel.
  • Review the selection of subcontractors and completion of contract arrangements.
  • Review proposed materials and shop drawings from subcontractors and suppliers.
  • Review with project personnel the preliminary project schedule and when appropriate the detailed project schedule.
  • Ensure that all required project management/administrative pre-requisites (i.e. cash flow plan, subcontractor lists, manufacturer lists, submittal/procurement logs, etc.) are prepared and submitted to the architect and ensure these plans are properly administered.
  • Collaborate with the Project Superintendent in overseeing the delivery of materials to the job site or outside storage, and in ensuring that their receipt is properly recorded.
  • Monitor construction activities, resolve problems and issues which arise, especially those pertaining to changes, deficiencies and/or subcontractor performance.
  • Review monthly project status reports, project billings, and provide information as required to keep upper management and client properly informed.
  • Ensure that "punch list" items are completed.
  • Ensure that closeout documentation is submitted (i.e. drawings, operation and maintenance manuals, and warranties from subcontractors and suppliers).
  • Participate in and expedite the fair settlement of final disputes, litigation, and final payment dispositions.
  • May supervise project management personnel and field crews.
  • Will work in various unanticipated project locations throughout the U.S.
